Ail houses constructed on lots abutting Long Point <br />Subdivision, Section I, shall contain a minimum of <br />1800 square feet of living space. All houses <br />constructed on the remainder of the property <br />affected by this ordinance shall contain a mix of <br />1500, 1700, and 1800 square feet of l~ving space or <br />greater. <br /> <br />The developer or its successor shall, at no charge, <br />dedicate to the City of Portsmouth such property <br />along Twin Pines Road as will be required ~o <br />accomplish the proposed widening thereof. The <br />amount required for dedication is currently <br />estimated at approximately 20 feet wide by 3500 feet <br />long; however, the exact amount of dedications will <br />be determined when the City of Portsmouth has <br />completed plans for the widening. <br /> <br />The developer or its successor shall, at no charge, <br />dedicate to the City of Portsmouth or the <br />Commonwealth of Virginia, the necessary storm waser <br />drainage ponds and outfalls along Twin Pines Road as <br />may be required to control storm water runoff from <br />the Twin Pines Road widening project. <br /> <br />The developer or its successor, at or near the <br />intersection of Swanannoa Drive and Twin Pines Road, <br />shall, at no charge, dedicate to the City of <br />Portsmouth, such additional land as shall be <br />required to reduce or elimihane the curve in ~in <br />Pines Road to the satisfaction of the City Engineer. <br /> <br /> 4.
