Section 40-57.4. Exemptions. <br /> <br /> Nothing in this Chapter shall prevent the owner of a <br />building, structure or property in the D-1 and D-2 Districts <br />from performing any maintenance, alteration or painting to the <br />external architectural features of such building, structure or <br />property which does not involve a change in design, material, <br />color or the outward appearance thereof and which maintenance, <br />painting or alteration is of such nature that it may lawfully <br />be effected without a permit from the building official, <br />provisions of this article to the contrary notwithstanding. <br /> <br /> This Chapter shall not prevent any demolition, repair, <br />maintenance, or alteration of any such feature which the <br />building official shall certify to be required by the public <br />safety because of unsafe or dangerous condition. <br /> <br />Section 40-71.1. Design and dimensional requirements for <br /> parking lots. <br /> <br /> In all zoning districts, except historic districts as <br />noted in Section 40-52.4, where four (4) or more off-street <br />parking spaces are permitted or required, the following design <br />and construction standards shall apply, subject to waiver of a <br />single dimensional requirement by the city engineer in proper <br />cases involving public safety or demonstrable hardship: <br /> <br />(c) <br /> <br />In any parking area, parking spaces for persons with <br />disabilities shall be provided in accordance with <br />Americans with Disabilities Act (ADA) standards. <br />More specifically, the following number of parking <br />spaces are required: <br /> <br />Total parking <br />in lot <br /> <br />Required minimum number of <br />parking spaces for persons <br /> with disabilities <br /> <br />1 to 25 1 <br />26 to 50 2 <br />51 to 75 3 <br />76 to 100 4 <br />101 to 150 5 <br />151 to 200 6 <br />201 to 300 7 <br />301 to 400 8 <br />401 to 500 9 <br />501 to 1000 2 percent of total <br />1001 and over 20+1 for each 100 over 1000 <br /> <br /> <br />
