(b) <br /> <br />HISTORIC LIMITED OFFICE. Permitted uses shall be <br />limited to professional offices, family care <br />residences, as defined in Section 40-22, <br />single-family dwellings, and accessory uses, as <br />defined in Section 40-22. Churches, schools, <br />day-care centers, two-family dwellings and <br />multi-family dwellings shall be permitted only upon <br />issuance of a use permit. In the Olde Towne <br />Historic District, bed and breakfast inns as <br />provided for in Section 40-52.7 shall be permitted <br />only upon issuance of a use permit. A combination <br />of such residential and prcfessional office uses <br />shall be permitted in the same building provided <br />that the residential portion occupies not less than <br />fifty (50) percent of the floor area of the <br />building. <br /> <br />Section 40-52.3. Conversions. <br /> <br /> Conversions of dwelling structures into two-family or <br />multi-family dwellings shall be permitted in certain historic <br />districts: to encourage a more efficient use of the area's <br />existing stock of large single-family dwellings, to provide <br />economic support for resident families of limited income?, and <br />to protect and preserve property values while preserving the <br />unique architecture of these structures. <br /> <br /> Conversions of dwelling structures into two-family <br />dwellings or multi-family dwellings shall be permitted only <br />upon issuance of a use permit in the Olde Towne Historic <br />District provided such structure existed prior to October 24, <br />1967, in the Port Norfolk Historic District provided such <br />structure existed prior to April 26, 1983, and in the Park <br />View Historic District provided such structure existed prior <br />to April 1, 1984, and in accordance with the following <br />provisions: <br /> <br />(a) <br /> <br />EXTERIOR ALTERATIONS. A conversion of a dwelling <br />structure into a two-family dwelling or a <br />multi-family dwelling may be constructed within the <br />existing structure without any exterior addition. <br />In cases where an entrance must be added for the <br />accessory unit, all such entrances must be located <br />tn the rear or at the side of the structure. Change <br />in the appearance of the structure shall be <br />minimized. <br /> <br />(b) <br /> <br />FLOOR AREA.
