Street Type Right-of-Way Paved Width <br /> (feet) (feet) <br /> <br />Arterial 100 60 <br /> <br />External collector 60 36 <br /> <br />Internal collector 60 36 <br /> <br />Minor or cul-de-sac 50 30 <br /> <br />Marginal access 50 30 <br /> <br />Alley 24 24 <br /> <br /> (e) In the event streets in a subdivision will not be <br />constructed to meet the standards necessary for state street <br />maintenance moneys to be paid to the city, the Planning <br />Commission may require that the subdivision plat and all <br />approved deeds of subdivision, or similar instruments, must <br />contain a statement advising that the streets in the <br />subdivision do not meet state standards and will not be <br />maintained by the city. In addition, the developer shall <br />provide a financial commitment in the form as required by <br />section 33-32 to provide for such street maintenance until such <br />time as the city releases said commitment. <br /> <br />Sec. 33-20. Lots. <br /> <br /> (a) The size, shape and orientation of lots shall be <br />appropriate for the location and for the type of development <br />contemplated. The width, depth and area of each proposed lot <br />shall be consistent with those in the immediate vicinity of the <br />subdivision. Each proposed lot shall be oriented in a manner <br />consistent with the existing platting pattern in the <br />neighborhood. <br /> <br /> (1) Minimum average depth of residential, lots shall be <br />one hundred feet. The Planning Commission may approve lots with <br />less minimum average depth in downtown neighborhoods. <br /> <br />Sec. 33-75. Final subdivision plat. <br /> <br /> (a) The final subdivision plat shall be prepared by a <br />professional engineer or land surveyor licensed by the <br />Commonwealth of Virginia. It shall be a clearly and legibly <br />drawn reproducible tracing in black India ink at a scale of one <br /> <br /> <br />
