February 12, 1979 <br /> <br /> receiv-t <br /> "At its regular monthly meeting on February 6, 1979, the City Planning Commission "S~ctio <br />ed and publicly acted upon a preliminary subdivision application for the area kn6Wn as <br />7F of the Peachtree Planned Unit Development. After consultation with City Attorney Gordon <br />Tayloe, it was decided that one condition of preliminary subdivision approval would be sub- <br />mission of the drastically ruevised proposal to City Council for its endorsement and certifi- <br />cation as being in compliance with PUD conceptual approval of 1972. <br /> <br /> Attached is a chart titled "ANALYSIS OF PEACHTREE PLANNED UNIT DEVELOPMENT" which provide <br />essential data on the entire Peachtree Planned Unit Development. Broken out are figures for <br />the amount of land, by section, allocated on recorded plats to arterial streets, local street~ <br />residential lots, the Peachtree Homeowner's Association, a sewage pump station, a cemetery <br />and 3.8 acres reserved for restricted commercial. The purpose of this letter is to consider <br />Section 7 as priginally and finally proposed. <br /> <br /> In 1972, the Peachtree PUD applicant proposed and City Council approved 256 garden <br />apartment housing units on this site now known to contain 14.1 acres. It is bounded by two <br />90' wide arterials, Twin Pines Road and Hofflers Creek Parkway, and two 60 foot wide collecto~ <br />streets, Gatewood Drive and Peachtree Lane. The applicant abandoned the idea of constructing <br />garden apartments and submitted a preliminary subdivision for 98 single family lots. This <br />would represent an extension of cluster and zero lot line development. Ail owners/residents <br />would be members of the Peachtree Association to which Section 7 would contribute 2.4 acres of <br />permanent open space, bringing the Association's total holdings to approximately 26 acres. <br />The Commission noted with interest that this 62% housing unit reduction drops Section 7 densit <br />from an original eighteen (18) units per acre to the current,~proposal for seven (7) units per <br />acre. Overall, the Peachtree Planned Unit Development on roughly 101 acres has dropped in gtc <br />density from 6.5 to 3.8 units per acre as the number of housing units decline from 634 to 384 <br />Interestingly, this represents compliance with guidelines established in the adopted Compre- <br />hensive Plan documents of 1968 and 1970." <br /> <br /> Joe Preziotti, Chief Planner, Baldwin & Gregg, representing the applicant, <br />cerning Section =, Peachtree PUD, to review and approve the reduction in number <br />units, change in land uses and reduction in the density. <br /> <br />spoke con- <br />of dwalling <br /> <br /> Moiion of Mr. Early and seconded by Mr. Barnes, Peachtree PUD change to be approved <br />based on full consultation of the City Manager and working staff, certifying that the <br />recomendations have been complied with. <br /> <br /> Substitute motion of Mr. <br />Manager and City Attorney and <br />adopted by unanimous vote. <br /> <br />Barnes and seconded by Mr. Holley, to be referred to the City <br />to meet with representatives of Baldwin and Gregg, and was <br /> <br /> 79-34(a) Mrs. Deborah King, Owner, and petitioner for Z 79-2 arrived late for the <br />meeting and requested to be heard.
