August 26, 2025 <br /> <br />(i) Rooflines: A minimum of two (2) distinct roofline profiles shall be used across the <br />development. Rooflines must vary in height or orientation across front facades to provide <br />visual interest and articulation. <br />(ii) Front Façade Articulation: Each unit shall incorporate at least one (1) front facing <br />architectural projection or recess (e.g. bay window, porch, stoop, entry recess) to break <br />up flat wall planes and create a more human-scaled street presence. <br />(iii) Windows: All front facades shall include a minimum of two (2) windows per story, <br />with architectural detailing such as trim, grids, or shutters that are consistent with the <br />building’s overall design character. <br /> <br />(n) Rear elevations shall not consist solely of blank or unarticulated walls. Each rear <br />elevation must include: <br /> <br />(i) A minimum of two (2) windows on each upper floor; <br />(ii) Trim or detailing consistent with the front façade design; <br />(iii) For any unit with a rear-facing entrance or deck, the rear entry treatment shall <br />include integrated lighting, railings, and defined access from shared open space or <br />parking areas; <br />(iv) Consistent use of primary exterior materials – rear facades must not downgrade <br />to lower-grade materials. <br /> <br />(o) End units, due to their visibility from multiple sides, shall receive enhanced <br />architectural treatment. End unit side elevations must include: <br /> <br />(i) A minimum of two (2) vertically aligned windows per floor with consistent trim and <br />detail; <br />(ii) Articulated side facades using projections, material changes, or color variation to <br />avoid large blank wall planes; <br />(iii) Continuous material wrap-around from the front façade to maintain architectural <br />integrity. <br /> <br />(p) Prior to issuance of any building permits, the developer or subsequent builder shall <br />submit a design package to the Planning Department for review and approval. The <br />package shall include: <br /> <br />(i) Typical building elevations (front, rear, side) showing roofline variation, front and <br />rear articulation, and end unit enhancements, consistent with the design guidelines stated <br />in these Use Permit conditions; <br />(ii) Exterior material specifications, consistent with the design guidelines stated in <br />these Use Permit conditions, and color palette; <br />(iii) Roof material samples and documentation of warranty terms, consistent with the <br />design guidelines stated in these Use Permit conditions. <br /> <br />(q) These conditions shall run with the land and apply to any subsequent owner, <br />developer, or builder. No building permit shall be issued unless the City confirms <br />compliance with these standards. <br /> <br />REVOCATION OF PERMIT: <br />7.
