<br />All that certain lot, piece or parcel of land, situate in the City of Portsmouth, Virginia, and

<br />Beginning at a point on the north side of Adams Street one hundred (100) feet east of the
<br />northeast intersection of Adams Street and Mariner Avenue (formerly Fourth Avenue) and
<br />from thence running east along the north side of Adams Street thirty (30) feet; thence

<br />along said alley thirty (30) feet; and thence south, parallel with Mariner Avenue one
<br />hundred (100) feet to the north side of Adams Street, the point of beginning, the said
<br />property being Lot Three Hundred Eleven (311) on Adams Street, on the “Map of West
<br />Norfolk according to Grimes and Hargrove’s Survey”, duly recorded in the Clerk’s Office
<br />of the Circuit Court of the City of Chesapeake in Map Book 10, page 43.

<br />in a northeasterly direction to a point, said twenty foot (20’) strip being contiguous to the
<br />property of John A. Bender, Inc., a Virginia corporation. Said parcel being acquired by
<br />John A. Bender, Inc., a Virginia corporation, by virtue of an ordinance passed by the
<br />Council of the City of Portsmouth, Virginia at its meeting held March 23, 1982.

<br />BEGINNING at a point in the easterly line of Mariner Avenue (formerly Fourth Avenue)
<br />fifty (50) feet southerly from the intersection of the said easterly line of Mariner Avenue
<br />and the southerly line of Broadway; thence easterly parallel to Broadway one hundred
<br />(100) feet; thence southerly parallel to Mariner Avenue forty (40) feet; thence westerly
<br />parallel to Broadway one hundred (100) feet to the easterly line of Mariner Avenue; thence
<br />northerly along the easterly line of Mariner avenue forty (40) feet to the point of beginning.
