<br />BEGINNING at a point in the easterly line of Mariner Avenue (formerly Fourth Avenue)  
<br />fifty (50) feet southerly from the intersection of the said easterly line of Mariner Avenue  
<br />and the southerly line of Broadway; thence easterly parallel to Broadway one hundred  
<br />(100) feet; thence southerly parallel to Mariner Avenue forty (40) feet; thence westerly  
<br />parallel to Broadway one hundred (100) feet to the easterly line of Mariner Avenue; thence  
<br />northerly along the easterly line of Mariner avenue forty (40) feet to the point of beginning.
