<br />Commence at the intersection of the South line of High Street (a 100-foot right-of-way)
<br />with the East line of Elm Avenue (an 80-foot right-of-way); run thence South 89 degrees
<br />09’ 99” East along said South line of High Street 238.00 feet to the Point of Beginning;
<br />from the point of beginning thus described, continue thence South 89 degrees 09’ 00”
<br />East along said South line of High Street 222.00 feet; thence South 00 degrees 24’ 00”
<br />West 226.00 feet to the North line of King Street (a 32 foot right-of-way); thence North 89
<br />degrees 09’ 00” West along said North line of King Street 223.77 feet; thence North 00
<br />degrees 51’ 00” East 225.99 feet to the Point of Beginning; containing 50,371.02 square
<br />feet or 1.16 acres more or less, and being shown as Parcels 1 and 1A on print of survey
<br />prepared by Baldwin and Gregg, Ltd. dated March 19, 1976, duly recorded in the Clerk’s
<br />Office of the Circuit Court of the City of Portsmouth in Deed Book 786, at page 243.

<br />the City of Portsmouth, Virginia by Deed of Bargain and Sale from Greater Portsmouth
<br />Development Corporation dated August 26, 2020 and recorded in the Clerk’s Office of
<br />the Circuit Court for the City of Portsmouth, Virginia as Instrument Number 202010498.

<br />BEGINNING at a point marked by an old P.K. nail located at the dividing line of Lots 16
<br />and 18 as shown on the plat entitled Seaboard Airline Railroad, Portsmouth, Virginia, plat
<br />duly of record in Deed Book 199 at Page 127, Chesapeake, Virginia, located on the south
<br />side of High Street, two hundred thirty-three feet (233’) west of the intersection of High
<br />Street and Chestnut Street; thence from said point of beginning running in a westerly
<br />direction along the southern right-of-way line of High Street due west and a distance of
<br />five hundred forty feet (540’) to a point marked by an old steel pin; thence from said point
<br />turning and running in a southeasterly direction along the western boundary line of a
<br />parcel 300’ x 226’; south 00° 28’ 45” east two hundred twenty-six feet (226’) to a point
<br />marked by an old steel pin, said point being located on the northern right-of-way of King
<br />Street; thence from said point turning and running in an easterly direction along the
<br />northern right-of-way of King Street due east a distance of six hundred sixty feet (660’) to
<br />a point marked by a steel pin; said point being the eastern dividing line between Lot 9 and
<br />Lot 8, as shown on plat entitled: Seaboard Airline Railroad, Portsmouth, Virginia, plat duly
<br />of record in Deed Book 199 at Page 127 in the Clerk’s Office of the Circuit Court of the
<br />City of Chesapeake, Virginia; thence from said point and running in a northwesterly
<br />direction along the dividing line of the eastern line of Lot 9 and the western line of Lots 5,
<br />6, 7 and 8 as shown on heretofore said recorded plat, North 00° 28’ 45” west and a
<br />distance of one hundred thirteen feet (113’) to a point marked by a steel pin, said point
<br />being the common corner of Lots 4, 5, 9 and 10; thence from said point turning and
<br />running in a westerly direction along the dividing line of Lots 9, 11, 13 and 15 and Lots
<br />10, 12, 14 and 16 as shown on the aforesaid recorded plat, due west and the distance of
<br />One Hundred Twenty feet (120’) to a point marked by a steel pin, said point being the
<br />common corner between Lots 15, 16, 17 and 18 as shown on the aforesaid recorded plat;
<br />thence from said point turning and running in a northwesterly direction along the dividing
<br />line between lots 16 and 18 as shown on the aforesaid recorded plat north 00° 28’ 45”
<br />west with a distance of one hundred thirteen feet (113’) to a point marked by an old P.K.
<br />nail located on the southern right-of-way line of High Street, said point being the point of
<br />beginning.

<br />which was conveyed to High Meadow Holdings, LLC by deed dated June 21, 2005 and
<br />duly recorded as Instrument Number 050002832 and corrected as Instrument Number
<br />050014920.
