162 <br /> <br />Auqust 24, 1993 <br /> <br /> (h) Street lighting with high pressure sodium fixtures <br />shall be provided along all private streets in accordance with <br />recommended Illumination Engineering Standards (I.E.S.) <br />contained in ~m~rican National Standard Practice for Roadway <br />Liqhtinq. A lighting plan for the development must be approved <br />by the City's Department of Traffic Engineering prior to <br />issuance of building permits. <br /> <br /> (i) A condominium association shall be <br />be responsible for maintaining the retention <br />roadways and recreation area. <br /> <br />created and shall <br />lake, private <br /> <br /> (j) Any revisions to the originally submitted site plan, <br />landscaping plan, or elevations approved during the group <br />housing use permit application process, including any changes <br />adopted by City Council, must be incorporated into a revised <br />site plan, landscaping plan, or elevations, as applicable, and <br />must be submitted to the Planning Department for approval prior <br />to the issuance of any building permits. <br /> <br /> (k) The applicant shall submit plans for a pedestrian <br />walking trail and bike path system for the entire River Pointe <br />development. The developer <br />shall seek to have rezoned or agree to allow the City of <br />Portsmouth to rezone as Preservation P-1 the area designated as <br />a park. <br /> <br /> (m) The applicant shall comply with all applicable codes, <br />ordinances, and regulations of federal, state and local <br />governments and shall obtain all necessary licenses and <br />permits. <br /> <br /> (n) This permit is non-transferable and shall expire at <br />such time as the applicant shall cease to exist as a limited <br />liability corporation." <br /> <br />Ayes: Clemon, Epperson, Griffin, Hawks, King, Pitts, Webb <br />Nays: None <br /> <br />(e) Motion by Mr. Pitts, and seconded by Mr. King, to adopt the <br />following resolution, approved on first reading at the meeting <br />of August 10, 1993, was adopted and by the following vote: <br /> <br />"A RESOLUTION GRANTING APPROVAL FOR A GROUP HOUSING USE PERMIT <br />(GHP-93-3) TO PERMIT CONSTRUCTION OF 160 CONDOMINIUM UNITS ON <br />RIVER POINTE PARKWAY ON A PORTION OF TAX MAP 709, PARCEL 1.2. <br /> <br /> WHEREAS, the applicant, River Pointe Associates, L.L.C., <br />has made application pursuant to Section 40-112 of the Code of <br />the City of Portsmouth, Virginia, 1988, as amended, for the <br />approval and granting of a group housing use permit for the <br />construction of 160 condominium units on River Pointe Parkway <br />on a portion of Tax Map 709, Parcel 1.2, more particularly <br />described as follows: <br /> <br /> <br />
