-..SeDtember 27, 1994 <br /> <br /> (a) The group housing project shall be limited to <br />forty-nine (49) detached single-family condominiums. <br /> <br /> (b) The site layout and landscaping shall be in accordance <br />with Exhibits A and C, attached hereto and made a part hereof. <br />Minor modifications may be made with approval by the Planning <br />Director prior to obtaining building permits. <br /> <br /> (c) The exterior of the condominium development shall be <br />of the same materials and architectural designs and details <br />used in the "Kings Ford" condomlnmum project in Chesapeake, <br />Virginia, as shown on Exhibit B, attached hereto and made a <br />part hereof. Four different elevations, two of which are shown <br />on Exhibit B, shall be used. Additional modelsand minor <br />architectural changes may be approved by the Planning <br />Commission prior to the issuance of building permits. <br /> <br /> (d) A landscaping Group 2 buffer shall be planted along <br />River Pointe Parkway and River Pointe Drive prior to issuance <br />of more than 25% of required occupancy permits. Landscaping <br />layout around the house shall be in accordance with Exhibit C. <br /> <br /> (e) Existing trees along the western property line shall <br />be preserved and protected. <br /> <br /> (f) Adequate lighting along the private drive shall be <br />installed and maintained in good repair. A lighting plan <br />shall be reviewed by the Traffic Engineering and Planning <br />Departments prior to obtaining any building permits. <br /> <br /> (g) Traffic flow on the twenty-four (24) feet wide drive <br />shall be one-way. The condominium association shall be <br />responsible for maintaining the retention lake, private <br />roadways, driveways and recreation area. These requirements <br />shall be explicitly set out in all condominium documents. <br /> <br /> (h) Any revisions to the site plan, landscaping plan or <br />elevations approved through the group housing application <br />process, must be submitted to the Planning Department for <br />review prior to the issuance of any building permits. <br /> <br /> (i) The applicant shall comply with all applicable codes, <br />ordinances and regulations of federalj State and local <br />governments, and shall obtain all necessary permits." <br /> <br />94-353 (d): <br /> <br /> "A RESOLUTION GRANTING A USE PERMIT TO PORT NORFOLK <br />PENTECOSTAL ASSEMBLY FOR THE OPERATION OF A CHURCH AT 353 MT. <br />VERNON AVENUE. <br /> <br /> WHEREAS, Ira Moore, Pastor of Port Norfolk Pentecostal <br />Assembly has made application pursuant to Section 40-43.1 of <br />the Code of the City of Portsmouth, Virginia, 1988, for the <br />granting of a use permit to operate a church at 353 Mt. Vernon <br />Avenue, Portsmouth, Virginia, as hereinafter described; and <br /> <br /> WHEREAS, the applicant and the Planning Director have done <br />all things required to be done in connection with said <br />application; and <br /> <br /> WHEREAS, the Planning Commission has recommended the <br />granting of said use permit with conditions. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED by the Council of the City <br />of Portsmouth, Virginia: <br /> <br /> <br />
