November 26. 1996 <br /> <br />UP-96-25 <br /> <br />593 <br /> <br />Beginning at a point on the south, right-of-way of High Street VVest, said point being <br />857.2 feet west, more or less, from the southwest intersection of High Street West <br />and Garland Drive; thence south 159.70 feet, more or less, to the True Point of <br />Beginning, thence east 449.20 feet, more or less, to a point; thence south 287.60 <br />feet, more or less, to a point; thence west 185.30 feet, more or less, to a point; <br />thence southwest 149.90 feet, more or less, to a point; thence northwest 208.80 <br />feet, more or less, to a point; thence north 277.90 feet, more or less, to the True <br />Point of Beginning. The above described area contains approximately 3.419 acres. <br /> <br />3. That this use permit is approved subject to the following conditions: <br /> <br /> (a) Occupancy of the facility shall be limited to 86 residential units and to <br />required staff members. <br /> <br /> (b) Site layout and landscaping shall be in accordance with the "'Proposed <br />Landscaping Plan for Development Parcel 3," identified as Exhibit A. Exhibit A is <br />attached heret° and made a part hereof. Minor modifications may be approved by <br />the Planning Commission prior to the obtaining of building permits. <br /> <br /> (c) The exterior elevations of the facility shall be constructed in accordance <br />with Exhibit B, attached hereto and made a part hereof. <br /> <br /> (d) The full front facade of the structure facing High Street shall be of brick, as <br />shown on Exhibit C: On the remainder of the structure, with the exception of the east <br />and west courtyards, brick shall be installed around the base at least to the bottom of <br />the first-floor windows. All vinyl siding employed shall be of a premium grade. <br /> <br /> (e) A landscaping buffer meeting the requirements of Landscaping Group 1 <br />buffer shall be established adjacent to the rear parking lot and the residential <br />structures on Parcel 2 as described in Zoning Amendment Qrdinance Z-96-11. A <br />Landscaping Group 2 buffer shall be established adjacent to the east, adjacent to the <br />residential structures on said Parcel 2. <br /> <br /> (f) Prior to applying for any building permits, any required revisions to the site <br />plan, landscaping plan, or elevations made through the use permit application <br />process, including any changes required by the City Council, must be submitted to <br />the Planning Director for consistency with the use permit and the above-referenced <br />Exhibits. <br /> <br /> (g) The facility shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments, and shall obtain and maintain in <br />effect all necessary licenses and permits. <br /> <br /> 4.
