Smith-Edwards Lumber Company and Sidney W. Coren to rezone property on <br />the north side bf Jefferson Street, commencing 30' west on Seventh Street, front- <br />ing approxkmately 75' on Jefferson Street, consisting of two lo~s approximately <br />90' deep and one lot approxkmately 120' deep. Application to rezone from <br />Two 'Family Dwelling District to ~I" Light Industrial District. <br /> 2. Linwood Johnson to rezone property located on the north side of Jef- <br />ferson St., commencing llO feet west of Seventh St., fronting 39 feet on Jeffer- <br />son St., by 123 feet-deep; lot 662, block 4. Application to rezone from 'C' Two- <br />Family Dwelling District to "G" Commercial District. <br /> 3. Robert M. Jennings to rezone property in block 2: lots 238 and 239,front- <br />ing 50 feet on south side of Lindsay Ave. by lO8 feet deep; lot 264, fronting 30 <br />feet on no~th side of George Washington Highway by approximately 108 feet deep; <br />and lot ~65, fronting 65 feet on north side of George Washington Highway by ap - <br />proximately Y0 ,feet deep~App~icatio~ to rezone from 'F' Local Business District <br />to 'I' Light Industrial District. <br /> <br />"At a meeting of the Planning Commission on January 2, 1958, the following peti- <br />tions for amendments to the zoning n~p were considered and subsequent recommenda- <br />tions are submitted for your consideration. <br /> 1. Smith-Edwards Lumber Company and Sidney W. Coren to rezone property on <br />the north side of Jefferson Street, commencing 30' west of Seventh Street, front- <br />ing approximately 75' on Jefferson Street, consisting of two lots approximately <br />9-' deep and one lot approximately 120' deep. Application to rezone from "C" Two <br />Family Dwelling District to "I" ~ight Industrial District. <br /> <br />The Planning Commission, by unanimous antion, recommends that two of the subject <br />lots, with a to~al fronting of 60' on-Jefferson Street and ~a depth o£ approximately <br />90', be rezon~d in accordance with the petition; and that rezon~ng of the third <br />lot, approximatelF 15' wide hy 120' deep,~ and lying west of the other two lots, <br />be denied. If tb3is ~recommendation is followed, then the industrial zoning along <br />Jefferson Street will extend-90' ~est from Seventh Avenue and will be the same on <br />both sides of Jefferson Street. In recommending that the additional lot be denied <br />the Planning Commission recotnizes that the further extension of non-residential <br />buildings west on Je~£erson Street would be detrimental to a residential area <br />which includes recently constructed~houses. <br /> <br /> 2. Linwood ~ohnson to rezone property located on the north side of Jef- <br />ferson Street, commencing ll0 feet west of Seventh Street, fronting 30 feet on <br />Jefferson Street by 123 feet deep; lot 662, block 4. Application to rezone from <br />"C" Two Family Dwelling District to "G" Commercial District. <br /> <br />By unanimous action the Planning Commission recomraends ~hat this petition be denied. <br />The reasons are as stated above in connection with the Smith-Edwards petition. The <br />subject lot is located on Jefferson Street adjacent to the west of the Smith-Edwards <br />property. <br /> <br /> 3. Robert M. Jennings to rezone property in block 2; lots 238 and 239, <br />fronting 50 feet on south side of Lindsay Avenue by ~08 feet deep; lot 264, front- <br />ing 30 feet on north side of George Washington Highway by approximately 108 feet <br />deep; and lot 265, fronting 65 feet on north side of George Washington Highway, <br />by approximately 79 feet deep. Application to rezone from "F" Local Business <br />District zo "I" Light Industrial District. <br /> <br />By unanimous action the Planning Commission recommends that this petition be <br />denied. At the present tim$, the land south of George Washington Highway is <br />zoned "I" Light Industrial District. The land abutting George Washington Highway <br />on the north is all zoned "F" Local Business, and behind and north of this the <br />Brighton area is mn a "C" Two FamXly Dwelling District. The Planning Commission <br />is of ihs opinion that the present zoning ~s good zoning, and that the incursion <br />of a sliver of light industrial land on the north side of George Washington <br />Highway would be spot zoning and would open the door to many kinds of undesirable <br />uses which could take place here. The Planning Commission has been advised by the <br />Building inspector that the plans submitted for building on this land are for the <br />express purpose of a seat cover business and takes note of the fact that such a <br />busines~ is legal under the present zoning and does n~~industrial <br /> <br />On motion adjourned. <br /> <br /> City q~lerk. <br /> <br /> <br />
