Coppage, Owner, to rezone property described as follows: <br /> <br /> Beginning approximately 100 feet east of the southeast corner of Moton Street <br /> and Phillips Avenue; thence east along Moron Street approximately 125 feet to <br /> a point; thence south approximately 105 feet to a rear property line; thence <br /> west along said line approximately 125 feet to a point; thence north approxi- <br /> mately 105 feet to the right-of-way 6f~'~oton Street, the ~point of origin, <br /> from Residential R-TS to Commercial C-2. <br /> <br /> At the public hearing on July 6, 1971, the Planning Commission resolved to recommend <br />denial of this application on grounds that Turnpike Road commer6ial expansion into resi- <br />dential Mount Hermon would be contrary to municipal land use and conservation goals. This <br />applicant proposes to extend intensive commercial over one of the Mount Hermon codes enforce- <br />ment project.boundaries, which would further complicate an already complex situation, com- <br />mented the Commission at that time. <br /> <br /> However, on September 7th, the applicant provided a site plan showing that his inten- <br />tion of crossing the Mount Hermon COdes Enforcement Project boundary is only to an extent <br />of 25 feet which leaves a conforming 7,500 square foot lot in Residential R-75 on Moron <br />Street. The applicant indicates that his interest is only f6r the purpose of meeting off- <br />street parking requirements of the Zoning Ordinance and that aproper fence will be erected <br />to screen the motel site from adjoining Moron Street homes. On this basis, the Planning <br />Commission revised its position and recommends that the following portion of t~- original <br />request be granted and rezoned from R-75 to C-2: <br /> <br />Beginning at a point 75 feet south from the south side of Moron Street from <br />another poin~ which is approximately 200 feet east of the southeast corner <br />of Moron Street and Phillips Avenue; thence south approximately 25 feet <br />along a side lot line to a point; thence west approximately 100 feet along <br />the Moron Street-Turnpike Road rear lot line toga point; thence east approxi- <br />mately 100 feet to the point of origin." <br /> <br /> Mr. Raymond Smith a motion and Mr. Holley seconded to concur with the recommendation <br />of the Planning Commission. <br /> <br /> A substitute motion was offered by Mr. Raymond Smith and seconded by:Mr. Turner to <br />defer the matter until Council can determine whether the matter in question requires a C-2 <br />zone in order to provide parking spaces, was adopted, and by the following vote: <br /> <br />Ayes: Holley, Johnson, King, Irvine Smith, Raymond Smith, Turner, Barnes <br />Nays: None <br /> <br />71-410 - The following letter was received from Director of Planning: <br /> <br /> "At its regular monthly meeting on September 7, 1971, the City Planning Commission re- <br />viewed plans for the multi-family project to be erected at the extreme east end of Hatton <br />Point Road on Carney Creek. The first section is to be known as "Cypress Cove Villas" and <br />will involve the erection of a condominium containing 30 townhouse units. The applicant <br />and Planning ,Commission agreed upon the following three alterations to the plan originally <br />submitted: <br /> <br />(1) Move the first two parking spaces at Unit 1 away from Hatton Point <br /> Road. We will shift them approximately 8'-0" further away. <br />(2) Shift Units 10, 11,~I2, 1S and 14 approximately 10'-0~, closer to <br /> hank line so as to provide additional g~een area in front of <br /> buildings.. <br />(S) Provide temporary.turning space at end of Phase I road. <br /> <br /> On this basis, the Planning Commission resolved to recommend approval." <br /> <br /> On motion of Mr. Raymond Smith and seconded by Mr. Turner, to concur with the recommenda. <br />tions of the Planning Commission, was adopted by the following vote: <br /> <br /> Ayes: Holley, Johnson, King, Irvine Smith, Raymond Smith, Turner, Barnes <br /> Nays: None <br /> <br /> <br />
