G) Rooflines: A minimum of two (2) distinct roofline profiles shall be <br />used across the development. Rooflines must vary in height or <br />orientation across front facades to provide visual interest and <br />articulation. <br />(ii) Front Fagade Articulation: Each unit shall incorporate at least one <br />(1) front -facing architectural projection or recess (e.g. bay window, <br />porch, stoop, entry recess) to break up flat wall planes and create a <br />more human -scaled street presence. <br />(iii) Windows shall feature architectural detailing such as trim, grids, or <br />shutters that are consistent with the building's overall design <br />character. <br />(n) Rear elevations shall not consist solely of blank or unarticulated walls. Each <br />rear elevation must include: <br />• Trim or detailing consistent with the front fagade design; <br />• For any unit with a rear -facing entrance or deck, the rear entry treatment <br />shall include integrated lighting, railings, and defined access from <br />shared open space or parking areas; <br />• Consistent use of primary exterior materials — rear facades must not <br />downgrade to lower -grade materials. <br />(o) End units, due to their visibility from multiple sides, shall receive enhanced <br />architectural treatment. End unit side elevations must include continuous <br />material wrap-around from the front fagade to maintain architectural <br />integrity. <br />(p) Prior to issuance of any building permits, the developer or subsequent <br />builder shall submit a design package to the Planning Department for review <br />and approval. The package shall include: <br />(i) Typical building elevations (front, rear, side) showing roofline <br />variation, front and rear articulation, and end unit enhancements, <br />consistent with the design guidelines stated in the approved Use <br />Permit conditions. <br />(ii) Exterior material specifications, consistent with the design <br />guidelines stated in the approved Use Permit conditions, and color <br />palette; and <br />(iii) Roof material samples and documentation of warranty terms, <br />consistent with the design guidelines stated in the approved Use <br />Permit conditions. <br />(q) These conditions shall run with the land and apply to any subsequent owner, <br />developer, or builder. No building permit shall be issued unless the City <br />confirms compliance with these standards. <br />
