<br />ALL THAT certain lot, piece or parcel of land, situate in the City of
<br />Portsmouth, Virginia, (formerly in the Borough of Western Branch,
<br />City of Chesapeake, State of Virginia), and bounded and described,
<br />according to a plat which was duly recorded with a certain deed from
<br />John S. Morris, et ux, to Robert A Levin, et ux, dated February 2, 1966
<br />and duly recorded in the Clerk's Office of the Circuit Court of the City
<br />of Chesapeake, Virginia, in Deed Book 1454, at page 692 (see Map
<br />Book 46, at page 70), as follows:
<br />BEGINNING at a point on the south side of U.S. Route 17-A
<br />(Churchland By -Pass) at the intersection of said Route 17-A and what
<br />was the midline of what was formerly Academy Avenue and running
<br />thence south along the mid -line of Academy Avenue to the center line
<br />of a certain marsh; the property line of the Churchland Land Company,
<br />thence westerly and northwesterly along the property line of the
<br />Churchland Land Company in the center line of the marsh to a point
<br />on the southeast side of the right-of-way of the property now or
<br />formerly belonging to Atlantic and Danville Railroad; thence
<br />northeasterly along the right-of-way line of the Atlantic and Danville
<br />Railroad to a point of its intersection with the south side of U.S. Route
<br />17-A thence southeasterly along the southern side of U.S. Route 17-A,
<br />120 feet, more or less, to a point marked by a stone; thence continuing
<br />along the south side of Route 17-A on a curve to the left, having a
<br />radius of 1,954 feet and an arc distance of 217.63 hundreds feet, more
<br />or less to the point of beginning, together with that portion of
<br />Academy Avenue, title to which vested in the parties of the first part
<br />upon closing said Academy Avenue by action of the City Council of
<br />Chesapeake, Virginia, on August 9, 1966; and further described on
<br />that certain plat entitled "Subdivision of Property Owned by Houpas
<br />Enterprises, Inc., Portsmouth, Virginia" dated September 29, 1981,
<br />revised November 9, 1981, and February 24, 1982, made by Ernest C.
<br />Hawkins, Jr. and Associates, Surveyors and Planners, Suffolk,
<br />Virginia, and duly recorded in the Clerk's Office of the City of
<br />Portsmouth, Virginia, in Map Book 11, at page 131.
