(c) No chassis storage is permitted on the subject property. <br />(d) No shipping container storage is permitted at 3301 Mariner Avenue. <br />(e) The use shall not be commenced on the subject property until a Minor <br />Subdivision plat combining the parcels 3300 West Norfolk Road, 3324 <br />West Norfolk Road, 3303 Broadway Street, and 3307 Broadway Street <br />and complying with all applicable requirements of Chapter 33.1 of the <br />City Code (Subdivisions) has been approved by the City and recorded in <br />the land records. Upon recordation of the said plat, this Use Permit shall <br />be applicable to the entire combined parcel. <br />(f) The use shall not be commenced on the subject property until a formal site <br />plan has been reviewed and approved by the City Engineering <br />Department. <br />(g) Prior to obtaining a Zoning Permit, and for so long as the approved use <br />continues on the subject property, the owners and /or operators shall install <br />and maintain digital video equipment with recording capabilities sufficient <br />to indicate the date and time that the recording is made. The recording <br />shall provide surveillance coverage encompassing the use area for 24 <br />hours a day, 7 days a week. Recorded data must be maintained in a <br />condition permitting review of the information for a period of no less than <br />thirty days. <br />(h) The approved use shall be conducted in compliance with all applicable <br />codes, ordinances and regulations of federal, state and local government. <br />All required licenses and permits shall be obtained prior to <br />commencement of the approved use and maintained in good standing at all <br />times during the operation of the use. <br />(i) All taxes /fees associated with the property and /or the proposed use must <br />be paid when due, as determined by the City Treasurer. <br />(j) Without limitation, this Use Permit is subject to Section 40.2- 533(K) of <br />the Zoning Ordinance, which provides that this Use Permit may <br />automatically expire and become void if certain conditions set forth <br />therein are not satisfied within two (2) years from the date of approval by <br />City Council. <br />7. REVOCATION OF PERMIT: Without limitation, violation of any of <br />the conditions set forth herein may serve as grounds for revocation of the use permit by <br />City Council. See Section 40.2- 533(L) of the Zoning Ordinance. <br />
