(c) No chassis storage is permitted on the subject property. (d) No shipping container storage is permitted at 3301 Mariner Avenue. (e) The use shall not be commenced on the subject property until a Minor Subdivision plat combining the parcels 3300 West Norfolk Road, 3324 West Norfolk Road, 3303 Broadway Street, and 3307 Broadway Street and complying with all applicable requirements of Chapter 33.1 of the City Code (Subdivisions) has been approved by the City and recorded in the land records. Upon recordation of the said plat, this Use Permit shall be applicable to the entire combined parcel. (f) The use shall not be commenced on the subject property until a formal site plan has been reviewed and approved by the City Engineering Department. (g) Prior to obtaining a Zoning Permit, and for so long as the approved use continues on the subject property, the owners and /or operators shall install and maintain digital video equipment with recording capabilities sufficient to indicate the date and time that the recording is made. The recording shall provide surveillance coverage encompassing the use area for 24 hours a day, 7 days a week. Recorded data must be maintained in a condition permitting review of the information for a period of no less than thirty days. (h) The approved use shall be conducted in compliance with all applicable codes, ordinances and regulations of federal, state and local government. All required licenses and permits shall be obtained prior to commencement of the approved use and maintained in good standing at all times during the operation of the use. (i) All taxes /fees associated with the property and /or the proposed use must be paid when due, as determined by the City Treasurer. (j) Without limitation, this Use Permit is subject to Section 40.2- 533(K) of the Zoning Ordinance, which provides that this Use Permit may automatically expire and become void if certain conditions set forth therein are not satisfied within two (2) years from the date of approval by City Council. 7. REVOCATION OF PERMIT: Without limitation, violation of any of the conditions set forth herein may serve as grounds for revocation of the use permit by City Council. See Section 40.2- 533(L) of the Zoning Ordinance.
