3409 George Washington Highway (Tax Parcel 0385- 0030), being more particularly <br />described as: <br />UP -21 -05 <br />3409 George Washington Highway <br />(Tax Parcel 0385 -0030) <br />ALL THOSE certain lots, pieces or parcels of land, with the buildings <br />and improvements thereunto belonging, lying, situate and being in the <br />City of Portsmouth, Virginia, and being known, numbered and <br />designated as Parcel A and Parcel B, as shown on that certain plat <br />entitled, "Minor Subdivision of Lots 4, 5 and a Portion of Lot 3, Plat <br />of the Paradise Creek Lots of the South Portsmouth Land and <br />Improvement Company (Deed Book 172, Page 387, Chesapeake, <br />Virginia) Portsmouth, Virginia ", dated November 7, 1997, prepared by <br />Hoggard/Eure Associates, P.C., Engineers, Sureyors, Planners, which <br />plat is duly recorded in the Clerk's Office of the Circuit Court for the <br />City of Portsmouth, Virginia, in Map Book 17 Page 190. Reference to <br />said plat is hereby made for a more particular description of the said <br />property. <br />IT BEING all that certain property conveyed from TWB Holdings, <br />LLC to 3409 GWH/P, LLC, a Virginia limited liability company, <br />dated January 28, 2010 and recorded as Instrument Number <br />100000996. <br />6. That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br />(a) Without limitation, the development shall comply with the following <br />requirements of Portsmouth City Code Section 40.2- 217(H)(2)(a) — Use <br />Specific Standards for Specific Industrial Uses — Manufacturing and <br />Production (Heavy and Light Manufacturing): <br />i. Repair of all machines shall occur within an enclosed building. <br />ii. Temporary outdoor storage may be allowed in an outdoor storage <br />area that is no larger than 25 percent of the buildable area of the <br />lot, located behind or to the side of the principal structure, and <br />screened in accordance with Sec. 40.2 -305 Fences and Walls. The <br />height of materials and equipment stored shall not exceed the <br />height of the screening fence or wall. <br />iii. The use shall locate outdoor storage areas to the rear of the <br />principal structure and be screened in accordance with Sec. 40.2 - <br />304(F) Screening. <br />
