City of Portsmouth Zoning Ordinance <br />Article IL — Zoning Districts <br />Sec. 40.2 -206 — Historic Districts <br />District - Specific Standards <br />11/6/2020 <br />(a) Historic markers shall be made available to the owner of any building designated as <br />a historic landmark. <br />(b) The markers shall show the date of construction and the historic significance of the <br />structure and shall be placed on the structure or adjacent to it. <br />(c) It shall be unlawful for anyone to display an unauthorized marker or to remove an <br />authorized marker without the prior consent of the structure owner and the City. <br />(6) Conversion of Single- Family Detached Dwellings <br />The conversion of existing single - family detached dwellings into two - family, three -to- <br />four- family dwellings or multi- family dwellings is permitted within the Olde Towne, Port <br />Norfolk, and Park View Historic Districts subject to a Use Permit (See Sec. 40.2 -533 Use <br />Permits), and compliance with the following standards: <br />(a) Construction Date <br />Existing single- family detached dwellings may be converted in accordance with this <br />section provided the original building existed prior to: <br />(i) October 24, 1967 in the Olde Towne Historic District; <br />(ii) April 26, 1983 in the Port Norfolk Historic District; and <br />(iii) April 1, 1984 in the Park View Historic District. <br />(b) Exterior Alterations Prohibited <br />(i) Conversions completed in accordance with these provisions shall not result in <br />any exterior additions to the structure. <br />(ii) Any new building entrances shall be to the rear or side of the structure. <br />(c) Minimum Floor Area <br />After conversion, the floor area of each dwelling unit shall include a minimum of 600 <br />square feet. <br />(d) Maximum Number of Units <br />The number of dwelling units permitted within a single structure shall be in <br />accordance with Table 40.2 - 206(2) Maximum Number of Dwelling Units. <br />(i) In the Olde Towne Historic District, any building larger than 5,000 square feet <br />may be converted into additional dwelling units provided each dwelling unit <br />contain at least 2,500 square feet. <br />Page 24 <br />
