City of Portsmouth Zoning Ordinance <br />Article II. — Zoning Districts <br />Sec. 40.2 -206 — Historic Districts <br />Permitted Uses <br />(4) Side Yard Setbacks <br />11/6/2020 <br />(a) Lots less than 30 feet in width shall maintain side yard setback of at least three <br />(3) feet. <br />(b) Lots 30 feet wide or wider shall maintain side yards setbacks of at least five (5) <br />feet. <br />(c) No new construction shall be located within a required side yard setback. <br />(5) Rear Yard Setbacks <br />Rear yard setbacks shall be at least 20 feet deep. <br />(6) Minimum Distance from Lot Lines <br />No new construction shall be established within three (3) feet of any lot line. <br />(7) Landscaped Area <br />Each lot shall maintain a landscaped area with a minimum size corresponding to 20 <br />percent of the lot size. <br />(F) Permitted Uses <br />(1) General <br />The range of permitted uses on a lot located within a particular historic district is <br />subject to the lot's historic sub - district designation depicted on the Zoning Map and <br />Table 40.2 -216 Use Table. <br />(2) Historic Sub - Districts <br />Each historic district is comprised of one or more sub - districts as depicted on the <br />Zoning Map. The range of allowable uses on a lot within a historic district is <br />controlled by its sub - district designation, Table 40.2 -216 Use Table, and the <br />following standards: <br />(a) Historic Residential (HR) Sub - district <br />The HR sub - district is intended for residential uses, but also allows some public <br />and institutional uses, all subject to the use - specific standards in Sec. 40.2 -217 <br />Use - Specific Standards. <br />(b) Historic Limited Office (HLO) Sub - district <br />(i) The HLO sub - district is intended for professional office uses as well as limited <br />residential and institutional uses, subject to the use - specific standards in Sec. <br />40.2 -217 Use - Specific Standards, and the following: <br />(ii) Residential and office uses may be mixed within a single structure provided <br />the residential portion occupies less than 50 percent of the building's total <br />floor area. <br />(c) Historic Limited Business (HLB) <br />Page 22 <br />
