City of Portsmouth Zoning Ordinance <br />Article II. — Zoning Districts <br />Sec. 40.2 -205 — Special Zoning Districts <br />Waterfront (WF) District <br />11/6/2020 <br />Master plans or design standards statements approved as part of an amendment to the <br />Zoning Map may only be modified in accordance with the following requirements. <br />(a) Major Changes <br />Any major changes to an approved master plan or design standards statement shall be <br />processed only in the manner of the original approval. Major changes shall include <br />but not be limited to the following: <br />(i) Changes in uses. <br />(ii) Decreases in open space set - asides. <br />(iii) Substantial changes in the location of streets. <br />(iv) Substantial changes to the design and /or materials of structures. <br />(v) Change in the location of any non - utility public easement. <br />(vi) Change in the proportion of housing types by more than ten percent. <br />(vii) Changes in the phasing schedule. <br />(viii) Violation of any condition of approval. <br />(ix) Significant changes in the appearance of building(s). <br />(b) Minor Deviations <br />Minor deviations from an approved master plan or design standards statement are not <br />major changes and may be approved by the Zoning Administrator. Minor deviations <br />shall include, but not be limited to, the following: <br />(i) Driveway relocations. <br />(ii) Structure floor plan revisions. <br />(iii) Minor alterations to the architecture of structures and similar replacement <br />of building materials. <br />(iv) Facility design modifications for amenities. <br />(v) Modifications to any dimensional standard by ten (10) percent or less. <br />(vi) Substitutions of landscaping materials within the same genus or minor <br />modifications to landscape plans determined during the construction <br />process to be necessary. <br />(5) Development Standards <br />Development in the WF district shall be subject to the development standards in Article <br />I I I Development Standards, and the following standards. In the event the standards in this <br />section conflict with the standards in in Article III Development Standards, the standards <br />in this section shall control. <br />(a) Minimum Land Area <br />Page 14 <br />
