That the subject property shall be subject to the following conditions as <br />proffered by the applicant for rezoning and owner of the property: <br />(a) The following uses as they are defined in the City of Portsmouth, <br />Virginia Zoning Ordinance effective May 1, 2010 shall not be <br />permitted on the property, except to the extent such uses are <br />incident to the operation of a Convenience Store with Fuel Sales: <br />(1) Industrial Services; <br />(2) Manufacturing and Production; <br />(3) Warehouse and Freight Movement; <br />(4) Waste- Related Services; <br />(5) Wholesale Sales; <br />(6) Vehicle Sales and Services, except a Car Wash. <br />4.
