area, all off - street parking and loading areas shall comply with the standards of <br />Section 40.1- 52(D), Vehicular Use Area Landscaping. <br />(8) Maintained in Good Repair <br />(a) Maintained at All Times <br />All off - street parking, loading, and circulation areas shall be maintained <br />in a safe condition and good repair at all times so as not to constitute a <br />hazard to public safety or a visual or aesthetic nuisance to surrounding <br />land. Poorly maintained parking shall not count toward required parking <br />minimum. <br />(b) Periodically Restored <br />All off- street parking, loading, and circulation areas shall be periodically <br />painted or otherwise restored to maintain a clear identification of <br />separate parking stalls or loading areas. <br />(9) Markings <br />(a) General <br />Each required off- street parking space and off - street parking facility <br />must be identified by surface markings and must be maintained in a <br />manner so as to be readily visible and accessible at all times. Such <br />markings must be arranged to provide for orderly and safe loading, <br />unloading, parking, and storage of vehicles. Markings required to be <br />maintained in a highly visible condition includes striping, directional <br />arrows, lettering on signs and in handicapped - designated areas. <br />(b) Car Accessible <br />One -way accesses into required parking facilities must be identified by <br />directional arrows. Any two -way access located at any angle other than <br />90 degrees to a street must be marked with a traffic separation stripe the <br />length of the access. This requirement does not apply to aisles. <br />(10) Placement <br />The location or placement of off - street parking areas on a development site shall <br />be limited in accordance with the standards of this section, Section 40.1 -5.5, <br />Multi - Family Development Standards, Section 40.1 -5.6, Commercial <br />Development Standards, and Section 40.1 -5.7, Transitional Standards, as <br />appropriate. <br />(11) Minimum Separation <br />(a) All off - street parking areas shall be separated at least seven feet from <br />buildings in order to allow room for sidewalks, landscaping, and other <br />plantings between the building and the parking area. <br />(b) In the event foundation plantings are required in accordance with Section <br />40.1- 5.2(G), Site Landscaping and Building Foundation Priming, <br />additional minimum separation may be needed to maintain a minimum <br />five - foot -wide pedestrian clear zone along with the minimum area <br />needed for landscaping. <br />(c) This separation may be eliminated to the rear of buildings in areas <br />designed for unloading and loading of materials. <br />(12) Completion <br />A -14 <br />
