Modification Authorized: Blank walls longer than 20 feet shall be <br />permitted along the Queen Street frontage and the Chestnut Street frontage <br />of the restaurant building. <br />(d) D2 -FBC Requirement: Rear wall must have at least 20% clear space. <br />Modification Authorized: This requirement shall not apply to the rear wall <br />of the restaurant building. <br />(e) D2 -FBC Requirement: Eaves between 18 inches and 30 inches must be <br />installed all around the building. <br />Modification Authorized: Eaves meeting this height requirement are not <br />required to be installed all around the building. Eaves meeting this height <br />requirement shall be installed along not less than 30% of the building. <br />(f) D2 -FBC Requirement: Curb cuts must be located at least 75 feet from <br />each other and from block corners. <br />Modification Authorized: This requirement shall not apply. Curb cuts <br />shall be installed in accordance with Section 3(a) hereof. <br />(g) D2 -FBC Requirement: The building fagade must be built to the required <br />building line. <br />Modification Authorized: This requirement shall not apply. The building <br />shall be oriented on the property in accordance with Section 3(a) hereof. <br />(h) D2 -FBC Requirement: A 30 -foot parking setback is required from London <br />Boulevard, Chestnut Street, and Queen Street. <br />Modification Authorized: The parking setback is reduced to 13 feet from <br />London Boulevard, 7 feet from Chestnut Street, and 20 feet from Queen <br />Street. <br />(i) D2 -FBC Requirement: All open space and landscaping must be behind the <br />30 -foot parking setback line. <br />Modification Authorized: This requirement shall not apply. Open space <br />and landscaping shall be in accordance with Section 3(a) hereof. <br />(j) D2 -FBC Requirement: Signage must be unlit building signage no more <br />than 3 feet tall with letters limited to 2 feet tall, must be located between <br />the second story floor line and first floor ceiling line, and must be between <br />12 and 24 feet above the sidewalk. <br />Modification Authorized: These requirements shall not apply. Signage <br />shall be in accordance with Section 3(a) hereof. <br />5. REVOCATION OF PERMIT: Violation of any of the above conditions <br />may serve as grounds for revocation of the use permit by City Council. <br />
