Streets that do not connect to other streets, as part of an <br />interconnected network, are not permitted except as <br />below: <br />I. Where streets are configured with aone-way loop <br />around the perimeter of a central green area, having <br />a maximum depth (perpendicular to the primary <br />street centerline) of 75 feet and a minimum width <br />(dimension parallel to the primary street) of 75 feet; <br />II. Where streets are less than 120 feet long (measured <br />from the street intersection centerline) and <br />configured as a stub-out designed for connection to <br />future streets/development; <br />III. Where streets are less than 120 feet long (measured <br />from the intersection centerlines) and connected to <br />ALLEYS or common drives giving rear lot access, and <br />ending at designated conservation lands. <br />g. Additional streets may be added to the REGULAr~NG PLAN <br />to create a smaller block pattern. <br />2. Blocks <br />301.D.1.f(i) <br />301.D.1.f (ii, iii) <br />a. No block face shall have a length greater than 300 feet without an ALLEY, common <br />drive or access easement, or PE~ESTRiAN PATHWAY providing through-access to another <br />STREET-SPACE, ALLEY or common access easement, or conservation restricted land. <br />Individual lots with less than 100 feet of frontage are exempt from the requirement to <br />interrupt the block face; those with over 200 feet of frontage shall meet the <br />requirement within their lot, unless already satisfied within that block face. <br />b. Unless otherwise specified on the REGULAr~NG PLAN, no curb cuts are permitted within 75 <br />feet of another curb cut, intersection, or driveway. Driveways into or from ALLEYS are not <br />restricted by this measure. <br />3. ALLEYS <br />a. ALLEYS or common access easements must provide access to the rear of all lots, except <br />where lots are on a perimeter common to non-developable or conservation lands or <br />where a lot has streets on three sides and the absence of an ALLEY would not deprive <br />an adjacent neighbor of rear lot access. <br />b. New ALLEYS (or common access easements) may be public or private, but public <br />access must be dedicated via an easement. <br />c. ALLEYS may be incorporated into (rear) parking lots as standard drive aisles. Access to all <br />properties adjacent to the ALLEYS shall be maintained. Access between parking lots <br />across property lines is required. <br />d. Where an ALLEY does not exist and is not feasible to construct at the time of <br />redevelopment of any property, the applicant is required to dedicate the ALLEY right-of- <br />way within the rear setback to the City and maintain the area within the rear setback <br />by, at a minimum: <br />I. Providing routine landscape maintenance to the area. <br />8 <br />
