UPTOWN D2 DISTRICT FORM-BASED CODE January 26, 2016 <br />C. BUILDING ENVELOPE STANDARDS (BES) <br />1. General <br />a. BUILDING ENVELOPE STANDARDS are designated On the REGULATING PLAN by STREET FRONTAGE. <br />b. In determining the allocation, and thereby the form and mixed-use character of the <br />district, attention must be paid to both the physical context (what goes next to what) <br />and diversity of allowed/required uses. When creating or amending a REGULATING PLAN, <br />the following standards apply. <br />2. Consistency of Application <br />q. COnSIStent BUILDING ENVELOPE STANDARDS (of a similar intensity) shall face across streets. <br />Within the following hierarchy, BUILDING ENVELOPE STANDARDS In the same group are <br />considered to be consistent and may face each other across streets: <br />Grou 1 Storefront General /General <br />Grou 2 General / Small A artment -Townhouse / Worksho <br />Grou 3 Small A artment -Townhouse <br />Grou 4 Townhouse /Detached <br />301.C.2.a illustrative intent <br />b. When separated by an ALLEY (or common access <br />easement), or when fronting different streets (i.e. a !" <br />CORNER LOT and ItS adjacent IOt), BUILDING ENVELOPE AGCEPTABLE NOT ACCEPTABLE <br />similaiEES across tlissimdarfaCing 8E55. <br />the sheet-space <br />STANDARDS from any group may sit adjacent to one <br />another. <br />c. When separated by a SQUARE, plaza, CIVIC GREEN, or park, - <br />consecutive BUILDING ENVELOPE STANDARDS (one group - <br />different) may front one another. For example, buildings <br />from Group 1 may face buildings from Group 2 but not <br />Group 3. <br />d. BUILDING ENVELOPE STANDARDS from consecutive groups <br />(one group number different) may share a connnnoN Lor LINE and/or sit directly beside <br />one another. For example, buildings from Group 1 may sit beside buildings from Group <br />2 but not Group 3. Such changes must be consistent on both sides of the street and <br />must not occur more than once per 100 linear feet of the street length. <br />e. clvlc usE BUILDINGS (designated on the REGULATING PLAN) are not restricted by these <br />standards. <br />D. Streets, Blocks & Alleys <br />1. Streets <br />a. New streets shall be designated and designed in accordance with street type <br />specifications. <br />b. New streets shall be public. <br />c. No srREEr-SPACE shall be gated. <br />d. All lots shall share a frontage line with a STREET-SPACE. <br />e. Connectivity of the street grid and intersection alignment throughout is established <br />and regulated by the REGULATING PLAN and street specifications and as specified in Part <br />2. Administration, Administrative. Adjustments. <br />7 <br />
