I5. MONTH TO MONTH Ht3LD ®VER. If Lessee remains in possession of the <br />Premises ailer the expiration or termination of the Tenn of this Lease with or without Lessor's <br />written consent; such possession shall result in an extension of this Lease on a rnvnth-to-month <br />basis which maybe terminated by either party giving 30 days written notice of termination of the <br />Lease to the other party. All other provisions of this Lease shall remain in force during the <br />period of any such month-ta-month period. <br />16. NfJTICES. Any natives required pursuant to this Lease shall be in writing and <br />mailed to the persons at the addresses below: <br />17. NONDISCRIMINATION. The Lessee shall not discriminate in its offering of <br />services, privileges or activities on the basis of race, color, religion, national origin, sex or <br />disability, or any other basis prohibited by law, In the event such discriminatory practice is <br />found to exist, tlyis Lease shall be terrninated by the Lessor. <br />18. SUCCESSt~R AND ASSIGNS. This Lease shall bind and inure to the benefits of <br />the successors, assigns, heirs, executors, .administrators and legat representatives of the parties <br />hereto. However, this provision shall not give Lessee by implication any right to assign its rights <br />or interest pursuant to this Lease.. <br />18. WAIVER. Delay in asserting a right, claim or cause of action accruing hereunder is <br />not and shall not be deemed to be a waiver of any other right, claim or cause of action accruing <br />hereunder at any time. <br />19. INVALIDITY. If any provision of this Lease shall be held to be invalid, whether <br />generally or as to specific facts or circumstances, the same shall not affevt fn any respect the <br />validity of the remainder of this Lease. <br />20. GOVERNING LAW. This Lease and the rights of the parties hereunder shall be <br />interpreted in accordance with the laws of the Commonwealth of Virginia and ordinances of the <br />City of Portsmouth. <br />21. ENTIRE AGREEMENT. This Lease together with the attachments referred to <br />herein, contains the entire agreement of the parties related to this transaction, supersedes all prior <br />negotiations and agreements and represents their final and vomplete understanding.
