(c) The design and the materials used in construction of the buildings <br />on the property, shall be generally consistent with the Conceptual <br />Elevations prepared by Land Planning Solutions and dated <br />December 20, 2013 and the Architectural Design Standazds cited <br />below, except for modifications and revisions required during site <br />plan review and approval to comply with City Ordinances and <br />requirements, or other modifications approved by the Planning <br />Director. <br />(d) In addition, the following site and architectural design standazds <br />shall apply to the development of the property: <br />(i) No more than 50 percent of the required parking shall be <br />provided between the front yard and side yard, if the site is a <br />corner lot, of the principal building and the street it fronts unless <br />the principal building and the parking is screened from view by <br />other development and landscaping. <br />(ii) To provide some vaziation in silhouette and massing, <br />azchitectural elements that add visual interest to the roof shall be <br />used. This is most readily accomplished through the articulation of <br />the entryway, which should both project in front of, and above, the <br />wall plane of the building. <br />(iii) Exterior building materials shall be of types that are <br />durable and permanent in quality and appearance. Exterior <br />finishes should require little or no maintenance. Approved <br />materials are glass, masonry, fiber-cement siding, precast concrete, <br />EIFS, and brick. Metal or vinyl siding shall be prohibited. <br />(iv) All roof top or grade mounted equipment shall be screened. <br />(v) Exposed louvers and similaz metal panel inserts shall be <br />painted to match the masonry color or predominant color of the <br />building. <br />(vi) Exposed handrails shall be painted to match the <br />predominant metal on the building, unless made of a high quality <br />finished metal, such as bronze or stainless steel. <br />(vii) Colors, materials and finishes aze to be coordinated in a <br />consistent manner with that of the surrounding Victory Village and <br />New Port developments. <br />
