<br />opinion of the Planning Director, the study indicates additional parking is <br />required, it shall be provided consistent with the Reserve Parking Plan and <br />the pruvisiuns of this section. <br /> <br />d. \rcas reserved for future parking shall be brought to the linished gradc <br />and shall not be used for buildings, storage, loading, or other purposes. <br /> <br />e. If ultimately to be developed lor off-street parking purposes, areas <br />reserved lor future parking shall be landscaped with an appropriate ground <br />cover, and shall comply with all relevant landscaping standards of this <br />chapter. <br /> <br />(4) Parking Slrllelllres. Required off-street parking may be located in a parking <br />structure, whether on the same or a different lot than the uses which it serves. <br />Ground floor parking provided in a parking structure shall be screened, insofar as <br />practicable, from surrounding uses and from public view. In addition, for uses <br />located on the same lot as the structure, the conditions required for shared parking <br />shall apply. For uses located on a different lot as the structure, the conditions <br />rcquired for off-site parking shall apply. <br /> <br />(5) Valel and Tandem Parking. An off-street parking program utilizing limited <br />tandem parking 1'01' commercial or industrial and related uses shall comply with <br />thc tollowillg standards: <br /> <br />a. rhe develol,mcnt served shall provide 75 or morc parking spaces: <br /> <br />b. \10 more than 30% of the total number elf spaccs shall be designated as <br />tandem; and <br /> <br />c. A valet parking attendant must be on duty during hours of operation. <br /> <br />Sec. 40-50.8. Amendment of Master Plan. <br /> <br />(a) Any major changes to an approved master plan for a MX/EMP district shall be <br />proccssed only in the manner of approval of the original MX/EMP district. Major changes shall <br />include but not be limited to the following: <br /> <br />I. Changes in use designations <br /> <br />II. Decreases in open space <br /> <br />Ill. Substantial changes in the location of streets <br /> <br />IV. Substantial changes to thc design and or materials of structures <br /> <br />16 <br />
