<br />,..... <br /> <br />l ' <br /> <br />11) Accessory buildings must observe a 5 foot rear yard setback and side yard <br />setback as established in Condition 6) of this table. No accessory building may be taller <br />than the existing principal building and no larger than 600 square feet for all areas and <br />floors, <br /> <br />Sec. 40-53.4. Historic districts; parking, loading and signs. <br /> <br />The following off-street parking requirements shall apply in all historic districts: <br /> <br />(a) Off-street parking spaces shall be provided as follows: <br /> <br />(1) Single-family dwellings shall be subject to the requirements of <br />parking group 1. <br />(2) Two-family, multifamily, and townhouse dwellings shall be <br />subject to the requirements of parking group 2. <br />(3) Any other use shall be subject to the requirements of the parking <br />group designated for that use listed in use tables 40-43.1-1 and 40- <br />3.1-2. <br /> <br />(b) No part of any parking space required by this article shall exist upon, and <br />no part of any vehicle shall extend over the right-of-way of, any public road, alley, street, <br />walkway or mall. Off-street parking in front yards is prohibited except as normally exists <br />in driveways. <br /> <br />(c) Parking spaces shall be provided on the same lot with the building or not <br />more than 300 feet distant, as measured along the nearest pedestrian walkway; provided, <br />that such area is under public ownership. <br /> <br />(d) Parking requirements for two or more uses may be provided by the <br />establishment of the required number of spaces for each use in a common parking area, <br />provided that all uses being served by the common parking area are under the same <br />ownership or public ownership. <br /> <br />(e) All parking areas shall have direct access to a public right-of-way. <br /> <br />(f) The planning commission may, upon application, reduce the required off- <br />street parking requirements in all historic districts. <br /> <br />(g) Parking lots shall be paved in a manner consistent with the design <br />standards. The lot shall have a planting strip meeting the requirements of landscaping <br />group 3 in section 40- 73 of this chapter along any adj acent sidewalk or property line. The <br />remainder of the lot shall be landscaped in accordance with section 40-71.2. Lighting <br />shall not exceed a height of nine feet from the ground. <br />
