The historic preservation commission may impose a height limit of two <br />stories on new construction if necessary to make the new construction compatible with <br />existing development in the vicinity. <br />4) Newly constructed buildings and improvements shall not exceed two <br />stories in height. <br />5) No front yard setback is required unless necessary to align with front <br />setbacks of existing, abutting residences. <br />6) Lots less than 30 feet in width shall have three-foot side yards. Lots more <br />than 30 feet wide shall have five-foot side yards. <br />7) Rear yards of at least 20 feet shall be required. <br />8) New construction shall not exceed two square feet of floor area per square <br />foot of zone lot area, nor shall new improvements or additions increase existing floor area <br />above this maximum. <br />9) No new construction shall be erected in any required front or side yard, <br />nor shall any structure be erected within three feet of any lot line. <br />10) A minimum zone lot area of 4,500 sq. ft. shall be required for any new <br />building or conversion housing an office and more than one dwelling unit. <br />
