<br />(i) All lighting must be directed inward toward the project. It must be bright <br />enough to deter criminal activity on the site but must be shielded from <br />adjacent property. <br /> <br />OJ The total building coverage on the site shall not exceed 41 percent, or <br />20,377 square feet, of the total floor area. <br /> <br />(k) The total number of new storage units shall not exceed 71, which is in <br />accord with the site plan submitted December 14, 2006. <br /> <br />(I) The applicant must follow a site plan review process, and the final site <br />plan must reflect the requirements found to be necessary by the <br />Departments of Engineering, Zoning, Building, Public Works and <br />Planning. <br /> <br />(m) No business activity may take place at the site other than the rental of <br />storage space. <br /> <br />(n) The existing pole sign must be removed and a monument sign no taller <br />than ten feet in height must be used in its place. The Director of Planning <br />and the Zoning Administrator must approve all signage prior to <br />installation. <br /> <br />(0) No servicing of automobiles, boats, trailers, or equipment shall take place <br />on the premises. <br /> <br />(P) The proposed storm water management facility shall be reviewed and <br />approved by the City Engineer. <br /> <br />(q) Customer access shall be restricted to Turnpike Road. <br /> <br />(r) The final site plan must meet curb improvements and requirements as <br />specified by the Transportation Planner and the City Engineer. <br /> <br />(s) The establishment shall be operated in compliance with all applicable <br />codes, ordinances, and regulations of federal, state, and local governments. <br /> <br />(t) The applicant shall obtain all required licenses and permits before <br />operation, and these licenses and permits shall remain in effect during the <br />operation of the establishment. <br /> <br />(u) Taxes and fees associated with the property and the operation shall be paid <br />when due. <br />
