That the use permit is approved subject to the following conditions which shall be observed by the applicant and any successor in interest: (a) The proposed use of the property shall be limited to public warehousing and storage (SIC 422) and related office, parking, drainage and open space. (b) All storage must be kept inside the proposed enclosed buildings, and all storage must be dead storage. (c) The hours of operation will be limited to 6:00 a.m. to 9:00 p.m. (d) The applicant shall provide one parking space per every two employees on the largest shift, in addition to one that is ADA compliant. (e) The applicant shall comply with the waste management plan that was approved by the Department of General Services on December 18, 2006. (f) The western wall of the existing building along Kings Highway, once renovated, must contain design elements approved by Planning Staff that relieve the visual impression of a continuous, long, blank concrete masonry fa~ade. (g) The applicant shall conform to the landscaping requirements as specified under Landscaping Group I in Section 40-73 of the Zoning Ordinance to the satisfaction of the City Arborist. Landscape buffer is to be located along the entire perimeter, pursuant to zoning regulations. (h) Fencing shall be of decorative aluminum painted black with brick pillars spaced evenly throughout, shall be picketed along the top, and shall be six (6) feet high except for fencing along the sidewalk on Kings Highway, which shall be four (4) feet high and of the same material. There shall be a fence six (6) feet high filling the gap between the northwest corner of the existing building and the southwest border of the western most row of proposed storage units. There shall also be a fence six (6) feet high filling the gap between the two most northern storage units. Said fences shall contain no barbed wire or chain link material. Landscaping requirements shall apply to areas between the four (4) foot fence and the six (6) fence along Kings Highway, as well as to areas within the six (6) foot fence.
