That the use permit is approved subject to the following conditions which <br />shall be observed by the applicant and any successor in interest: <br /> <br />(a) The proposed use of the property shall be limited to public warehousing <br />and storage (SIC 422) and related office, parking, drainage and open <br />space. <br /> <br />(b) All storage must be kept inside the proposed enclosed buildings, and all <br />storage must be dead storage. <br /> <br />(c) The hours of operation will be limited to 6:00 a.m. to 9:00 p.m. <br /> <br />(d) The applicant shall provide one parking space per every two employees on <br />the largest shift, in addition to one that is ADA compliant. <br /> <br />(e) The applicant shall comply with the waste management plan that was <br />approved by the Department of General Services on December 18, 2006. <br /> <br />(f) The western wall of the existing building along Kings Highway, once <br />renovated, must contain design elements approved by Planning Staff that <br />relieve the visual impression of a continuous, long, blank concrete <br />masonry fa~ade. <br /> <br />(g) The applicant shall conform to the landscaping requirements as specified <br />under Landscaping Group I in Section 40-73 of the Zoning Ordinance to <br />the satisfaction of the City Arborist. Landscape buffer is to be located <br />along the entire perimeter, pursuant to zoning regulations. <br /> <br />(h) Fencing shall be of decorative aluminum painted black with brick pillars <br />spaced evenly throughout, shall be picketed along the top, and shall be six <br />(6) feet high except for fencing along the sidewalk on Kings Highway, <br />which shall be four (4) feet high and of the same material. There shall be <br />a fence six (6) feet high filling the gap between the northwest corner of the <br />existing building and the southwest border of the western most row of <br />proposed storage units. There shall also be a fence six (6) feet high filling <br />the gap between the two most northern storage units. Said fences shall <br />contain no barbed wire or chain link material. Landscaping requirements <br />shall apply to areas between the four (4) foot fence and the six (6) fence <br />along Kings Highway, as well as to areas within the six (6) foot fence. <br />
