<br />(a) Building construction shall be in general compliance with the elevations <br />submitted and on file in the Office of Planning and Zoning, The Director <br />of Planning may approve minor modifications, <br /> <br />(b) Building materials shall be asphalt shingles, two variations of vinyl siding, <br />and brick, as detailed in the application for Group Housing Permit and <br />illustrated on the elevations, <br /> <br />(c) Site development shall be in general compliance with the document titled <br />"Site Layout Plan, Group Housing Permit, Belle Hall Apartments," dated <br />February 17, 2006 and on file in the Department of Planning and Zoning, <br />The Director of Planning may approve minor modifications, <br /> <br />(d) Landscaping Design shall be in general compliance with the document <br />titled "Landscaping Plan, Group Housing Permit, Belle Hall Apartments," <br />dated February 17, 2006 and on file in the Department of Planning and <br />Zoning, The Director of Planning may approve minor modifications, <br /> <br />(e) Existing mature vegetation within the delineated wetlands buffer along the <br />eastern and western property lines as shown on the above-referenced Site <br />Layout Plan shall remain in natural state, <br /> <br />(f) A site plan shall be submitted and approved by the Department of <br />Engineering before construction, <br /> <br />(g) The developer shall be responsible for costs associated with utility <br />upgrades deemed necessary by the Director of Public Utilities, including <br />but not limited to possible water, sewer, and/or stormwater facilities for <br />the community, <br /> <br />(h) The applicant shall comply with all applicable codes, ordinances and <br />regulations of federal, state and local governments and shall obtain all <br />necessary licenses and permits, <br /> <br />(i) All taxes owed on or in connection with the subject property shall be paid <br />in a timely manneL <br /> <br />3, EXPIRATION OF PERMIT: Unless extended as provided under <br />Section 40-115 of the Code of the City of Portsmouth, Virginia (1988), the group housing <br />use permit shall expire for any portion of the approved project for which building permits <br />have not been issued if the applicant fails to apply for all building permits for the entire <br />project within one year of the adoption of this resolution, <br />
