That the subject property shall be subject to the following <br />condit.ions as proffered by the applicant for rezorfing: <br /> <br />(a) <br /> <br />The property shall be used primarily for the servicing and repair of <br />ocean-ready pleasure craft, referred to in the trade as megayachts. <br />At least 80% of the repair and servicing facilities shall be used for <br />the repair and servicing of vessels exceeding 100 tons or 75 feet in <br />length. A portion of the property may also be used for a facility for <br />the dry storage of up to 300 pleasure craft. <br /> <br />(b) <br /> <br />A portion of the property may also be used for a public <br />administration facility (S.I.C. 9221), such as, but not limited to, a <br />horse stable for the police mounted patrol. <br /> <br />(c) <br /> <br />Services allowed on the property will include the buying and <br />selling of new boats I dealerships), the brokerage of used boats, and <br />the leasing of existing office space. <br /> <br /> 4.
