Zoning. The Director of Planning and Zoning may approve minor <br /> modifications to the plan. <br /> <br /> (c) A final landscaping plan shall be developed and installed in accordance <br /> with the submitted documents entitled "General Description of <br /> Landscaping" and "Concept Plan", both on file in the Office of Planning <br /> and Zoning. Any minor modifications must be approved by the Director of <br /> Planning and Zoning. <br /> <br /> (d) Street lighting with high pressure sodium fixtures shall be provided in all <br /> parking areas in accordance with Illumination Engineering Standards for <br /> Roadways. A lighting plan for the development must be approved by the <br /> Department of Public Works prior to issuance ofbuilding permits. <br /> <br /> <br /> (e) The applicant shall be responsible for the cost and upgrading of utilities <br /> for this development. The applicant shall coordinate with Director of <br /> Public Utilities on design of the sewer line. <br /> <br /> (f) The property shall be fenced with a fence having a wrought iron <br /> appearance and supported by brick columns. <br /> <br /> (g) Any revisions to the site plan or landscaping plan or elevations during the <br /> group housing application and review process must be submitted to the <br /> Director of Planning and Zoning for approval prior to issuance of the <br /> building permit. <br /> <br /> (h) The applicant shall comply with alt applicable codes, ordinances, and <br /> regulations of federal, state and local governments and shall obtain and <br /> maintain ali necessary licenses and permits <br /> <br /> (i) Trash services to the development shall be provided through a private <br /> contractor. <br /> <br /> (j) All taxes and fees owed in connection with the property and operation <br /> shall be paid when due. <br /> <br /> (k) No building shall exceed a maximum height of 55 feet. <br /> <br /> (l) Any variance to the setback requirements must be approved through the <br /> Board of Zoning Appeals. <br /> <br /> 3. EXPIRATION OF PERMIT: Unless extended as provided under <br />Section 40-115 of the Code of the City of Portsmouth, Virginia (1988), the group housing <br />use permit shall expire for any portion of the approved project for which building permits <br /> <br /> <br />
