adequately accommodate the modification; and <br /> <br /> ' ' (2) The proposal meets all requirements with respect <br />to lot sizes and area of th~ Zoning Ordinance and of this chapter, <br />and that the said proposal Kill not create a violation of any of <br />the pr~visions of the Zoning Ordinance; and <br /> <br /> (3) The proposal will not adversely affect development <br />of the remainder of the parcel or of any Other adjoining property. <br /> <br /> (b) If the planning director finds that the proposed <br />subdivision or re-subdivision meets all the requirements as set <br />Torth above and elsewhere in this chapter, he shall certify the <br />proposed plat as a ~minor subdivision" and by affixing a notation <br />to that effect and his signature thereto, grant final subdivision <br />approval. At each regular planning commission meeting, the plan- <br />ning director ~hall make a written report of all minor subdivi- <br />sions so classified, certified, alud approved~for filing. <br /> <br /> Sec. B2-~. Recordation. <br /> <br /> Unless the subdivider shall record his approved final <br />subdivision plat in the office of the clerk of the Court of Hust- <br />ings.for the City of Portsmouth within ten days after the plan- <br />ning director has affixed his signature thereto, said final plat <br />approval shall be null and void. The subdivider or his agent <br />shall in writing inform the planning director of the date on <br />which, said final subdivision plat was filed and note the map <br />book and page number thereof. <br /> <br />Sec. 32-10. Preliminary layout. &3m <br /> <br /> · The subdivider shall present to the planning co~mission <br />three copies of a preIiminary layout at a scale of one hundred <br />feet to the inch, which shall show thereon: <br /> <br /> (1) o ' · <br /> ~roposed subdivision name or identifying title <br />and a description of its location. <br /> <br /> (2) Name and address of record owner, subdivider and <br />designer of preliminary layout. <br /> <br /> (3) Map of survey of the tract boundary certified by <br />a lmcensed civil engineer or surveyor. <br /> <br /> (~) The names of all subdmvms~ons-mm~me~iately adjacent <br />thereto, and the names of the owners of record of adjacent un- <br />subdivided property. <br /> <br /> -(~5) Date of drawing, true north point] and scale. <br /> <br /> (6) Location of existing property lines, easements, <br /> <br /> <br />
