(c) Historic Limited Office; The following regulations <br />shall apply to such Historic Limited Office subdistricts as are <br />e~tablished except that the building regulations set forth herein <br />shall apply only to those structures used for office or combination <br />office-residential put. poses: <br /> <br />(1) <br /> <br />Uses shall be limited to professional offices, <br />single, duplex or multi-family dwellings. A <br />conLbination of such residential and professional <br />office uses shall be permitted in the same <br />building provided that the residential portion <br />occuoies not less than 50 per cent of the floor <br />area-of the building. <br /> <br />(2) <br /> <br />(3) <br /> <br />(4) <br /> <br />No~uing within this Subsection 9-11(c) shall be <br />construed as limiting, regulating or preventing <br />the restoration, rehabilitation, alteration or <br />repair of buildings existing on October 24, 1967, <br />the date of the original establishment of the <br />Historic District, unless such limitation is. ex- <br />pressly provided for herein. <br /> <br />Newly constructed buildings, structures, improve- <br />ments or newly constructed additions to existing <br />buildings shall not exceed three stories in height. <br /> <br />No new building or addition to an existing building <br />may be erected on any lot or parcel containing less <br />~han 2,~O squa~e~-fe~t of'gro~n~ ~re~. No n~w <br />building intended to house an office and more than <br />one family may be erected on any lot or parcel con- <br />taining less than 4,500 square feet of land area <br />nor may any existing building be altered from a <br />combination office - single family use by increasing <br />the number of dwelling units unless there is at <br />least 4,500 square feet of land area. <br /> <br />(5) <br /> <br />The total ground area covered by any newly construct- <br />ed building shall not exceed 55 Der cent of the lot <br />or parcel area. No addition to a~ existing building, <br />no accessory building or structure may be erected <br />when such construction will increase total ground <br />coverage by all buildings so as to exceed 55 per <br />cent of the lot area or will increase a total ground <br />coverage percentage which presently exceeds 55 per <br />cent. <br /> <br />(6) <br /> <br />Setbacks of a newly constructed building from pro- <br />perty lines of a specific lot or parcel shall be <br />in accordance with the following schedule: <br /> <br /> <br />
