(5) ~he total ground area covered by any ne%71y constructed building shall not exceed 55 per cent of the lot or parcel area. ~o less than 20 per cent of the lot or parcel area shall remain landscaped open space, ex- clusive of required offstreet parking space, drying yards and refuse storage space. No addition to an existing building, no accessory building or structure ntay be erected when such construction will increase the total ground coverage by all buildings or will reduce the amount of landscaped open space so as to exceed or further exceed the'above stated maximu~ or minimum.
