Sidewalks, at least 5 feet in width, shall be in- <br />stalled on both sides of all collector streets. Sidewalks, at <br />least 5 feet in width, shall be installed along all street frontage <br />planned for apartments and row houses. Sidewalks, at least 4 feet <br />in width, may be required along minor streets planned for single <br />family detached dwellings where the lot width is less than 75 feet. <br />Sidewalks shall be installed ~n accordance with plans and specifi- <br />cations of the City of Portsmouth. <br /> <br /> H. Standard City of Portsmouth street signs shall be <br />installed at all street intersections. <br /> <br /> I. Necessary traffic control devices, including but <br />not limited to traffic signals or traffic stqns which are required <br />within the subdivision or adjacent thereto and which are approved <br />by the Traffic Engineer, shall be installed. The cost thereof, or <br />so much thereof as the City shall direct, shall be paid by the sub- <br />divider. <br /> <br /> J. Street lights shall be installed by the subdivider <br />in accordance with the standards and specifications approved by the <br />Traffice Engineer. The subdivider shall pay the cost of installa- <br />tion thereof and all costs to be incurred for the operation and <br />maintenance thereof during the first year following the completion <br />of installation. <br /> <br />The cost of all physical improvements required by the provisions of <br />this section shall be paid by the subdivider, or so much thereof as <br />the City shall direct. If the actual installation of improvements <br />is not completed prior to the application made for final plat ap- <br />proval, the subdivider shall execute and file with the City Clerk <br />an agreement and bond in an amount equal to the estimated costs <br />of such improvements, guaranteeing that the required improvements <br />will be properly and satisfactorily installed within a reasonable <br />length of time; but, in no event, more than two years. Furthermore, <br />no certificate of occupancy shall be issued for the occupancy of <br />any structure or building to be located in such subdivision unless <br />and until th~ improvements required herein which are directly neces- <br />sary to the use and enjoyment of such structure have been installed <br />and accepted by the City except that final roadway surface need not <br />be applied prior to issuance of such certificate if a suitable base <br />and interim sealing agent acceptable to the City have been laid. <br /> <br /> Adopted by the Council of the City of Portsmouth, Vir- <br />ginia, at a meeting held April 25, 1972. <br /> <br />Teste: <br /> <br />-2- <br /> <br />City Clerk <br /> <br /> <br />
