Open Space Requirements~ <br /> <br /> (a) Within every planned unit development approved under <br />this article, there shall be planned and set aside pe~nnanently as a <br />part of the total development an amount of open space to be reserved <br />and maintained exclusively for leisure and recreational purposes. <br />The amount of open space shall not be less ~lan that computed by <br />dividing the gross develo~aent area by four, provided, however, that <br />before accepting such open space as meeting the requirements of this <br />provision, the director of planning or his authorized representative <br />must find the la~ so designated to be: <br /> <br /> (i) Sufficient in size, suitably located, having <br />adequate access and being served with adequate facilities neces- <br />sary to promote the leisure and recreational purposes intended; <br /> <br /> (2) That satisfactory arrangements will be made for <br />the perpetual maintenance of such designated parcels to relieve the <br />city of future maintenance unless the city decides to accept such <br />space or portion thereof for future maintenance. <br /> <br /> (3) That no parcel shall be thus designated unless <br />it contains at least 6000 square feet. <br /> <br /> (b) Ail required open space within a planned unit de- <br />velopment shall be arranged so as to be useable for recreational <br />purposes. The open space shall be arranged so as to provide access <br />and benefit to the maximu/n nu~er of lots and/or dwelling units. <br />Every separate tract of open space shall have adequate access from <br />at least one point along a public street. Such access to public <br />streets may be direct or through a tier of lots and may not be less <br />than 20 feet in width. <br /> <br />Section 5A-14.
