Property more fully <br />described as beginning at Stare'Coordinate <br />North 206, 732.49 and east 2,614,509.88, said <br />point being located at the edge of water on an <br />existing lake; thence running south 21° i1' 15" <br />west, a distance of 212.50 feet to a point marked <br />by an iron pin; thence continuing in a straight <br />line 12.00 feet, more or less, to the 'edge of <br />w-ater of said lake; thence continuing in a <br />westerly, northerly and easterly line around <br />the edge of the existing lake and around several <br />curves to the point of beginning. <br /> <br /> This existing property is as shown on "Plat <br />showing survey of parcel of property located at <br />Long Point Fa~, Western Branch Magisterial <br />District, Norfolk County, Virginia for Straughn <br />Griffin, Jr., et ux". Said property contains <br />0.-8+ acres and is as shown on plat as prepared <br />by ~all, Hassell & Associates, Surveyors and <br />Engineers, Portsmouth, Virginia, dated November <br />19, 1959. <br /> <br />3. Zoning Ordinance _Amendment Z-83-16 is conditioned <br />the following: <br /> <br /> Ca) Parcel 1 consisting of 19.5 acres shall be <br />limited to the develooment of 195 attractive townhouse <br />units, with landscaping amenities conducive to the blending <br />and buffering being sought. Proper buffering and landscaping <br />will create a feeling of natural separation between Parcel 1 <br />and Parcel 2. Townhouse units will not be more than two (2) <br />story in height and access shall be limited to connections <br />with Hoffler's Creek Parkway. Existing trees will be preserved <br />as much as possible. <br /> <br /> (b) Parcel 2 consisting of 108.8 acres shall be <br />limited to 301 units. <br /> <br /> ~ Parcel 3 consisting of 86.7 acres will be <br />limited to 73 units. <br /> <br /> Ed) The density of the entire development will be <br />2.5 units per acre which is equivalent to the maximum number <br />of units that could be developed within an R-t50 Zoning District. <br /> <br /> <br />
