(d) Parcel 4 shall be developed for "townhouse <br />type units" at a density not to exceed twelve (12) <br />dwelling units per acre. <br /> (e) To insure that the property is sensitively <br />developed, environmental and land use controls noted <br />below are mandatory: <br /> <br /> (i) ARCHITECTURE - Applicant cffers <br />to alloW'review and prior approval by the Portsmouth <br />Planning Director to ensure that final design adheres to <br />the proposed architectural style, and that quality is of <br />an acceptable level. <br /> <br /> (ii) LANDSCAPE - It is the <br /> applicant's intention to heavily landscape the pro3ect. <br /> A full landscape buffer, including berms if needed, will <br /> be installed between all contiguous residential <br /> property. If it is believed that fencing or combination <br /> of fencing and landscaping is more appropriate, <br /> applicant agrees to comply with any reasonable decision <br /> by the Planning Department. In addition, the balance of <br /> the project will be landscaped in a manner that will <br /> create an attractive pleasing atmosphere. Applicant <br /> offers to allow review and prior approval of final <br /> landscaping plan by the Portsmouth City Planning <br /> Director. <br /> (iii) ON-SITE PARKING AND TRAFFIC - <br /> Applicant offers to allow Portsmouth Planning Director <br /> review and approval of the site plan tn order to ensure <br /> proper control and movement of traffic on the site. <br /> <br /> (iv) MAINTENANCE - Property <br /> maintenance will be a function of the condominium <br /> association which would extend to the entire project° <br /> Maintenance of common areas, parking lots, and qrounds <br /> as well as the proper control of trash and garbage would <br /> be handled by the association to assure that the quality <br /> of the project is maintained. <br /> <br /> (v) PEDESTRIAN AMENTIES - Applicant <br /> will provide quality pedestrian amenities (benck~s~ <br /> shelters, walking trails, bicycle paths, overlooks, <br /> etc.) that would promote a comfortable environment <br /> appropriate to this unique waterfront location. <br /> <br /> <br />
