(2) The remaining side yard is not less in <br />width than the sum of the two (2) minimum side yards <br />formerly required; <br /> (3) Any wall facing on the zero side lot line <br />is a structural wall capable of providing protection <br />from fire, noise and visual encroachment; <br /> (4) At least ten (10) feet of the remaining <br /> side yard is open for access to the homeowner and city <br /> services; <br /> <br /> (5) At least a five foot nonexclusive <br />maintenance easement contiguous to the zero lot line <br />wall on the ~djoining property is reserved for the <br />homeowner to repair and maintain said wall; <br /> (6) A one-foot eave encroachment is permitted <br />across the line into the adjoining neighbor's lot; and <br /> (7) Such zero lot line placement is suitably <br /> uniform and compatible with the surrounding <br /> neighborhood. <br /> (g) Minimum required rear yard: Thirty (30) feet. <br /> (h) Location of accessory buildings: No accessory <br /> building shall be erected in any required front or side <br /> yard, or within fifteen (15) feet of any street, or <br /> within five (5) feet of any plot line not a street line. <br /> (i) Off-street automobile parking: Space for this <br /> function shall be provided as specified in Section <br /> 40-45. <br /> <br /> (j) Corner visibility: On every corner lot, <br />within the triangle formed by the property lines of such <br />lot and a line drawn between points on such lines at the <br />distances from the intersection thereof that are <br />specified below, there shall be no fence (other than an <br />open wire fence) or wall higher than three (3) feet, nor <br />any obstruction to vision between a height of three (3) <br />feet and a height of ten (10) feet above the established <br />grade of each street, or if no grade has been officially <br />established, then above the average elevation of the <br />existing surface of each street at the center line <br />thereof. <br /> (1) For a lot having an interior angle of <br /> ninety (90) degrees or more at the street corner <br /> thereof: Thirty (30) feet. <br /> <br />5 <br /> <br /> <br />
