make a repor~ of all minor subdivisions <br />classified, certified, and approved for filing. <br /> <br />RESUBDIV!SION STANDARDS <br /> <br />A plat may be approved <br />division of property only <br />requirements: <br /> <br />authorizing the resub- <br />if it meets the following <br /> <br />(1) The current plat of the subject property <br />predates the adoption of the subdivision ordinances <br />of the City of Portsmouth and Norfolk County in <br />1945; and <br /> <br />(2) The proposed resubdivision of the subject <br />property wilt facilitate property improvements at a <br />g~ea~er degree of conformity with subdivision and <br />zoning ordinances in effect at the time of the <br />resubdivision application. <br /> <br />(b) <br /> <br />If a proposed resubdivision meets these require-- <br />ments and is otherwise in conformity with the <br />provisions of this Chapter then it shall be exemp~ <br />from the provisions o£ Sections 33--32 and 33--33 of <br />this Chapter. <br /> <br />(c) Each subdivision plat approved under the terms of <br /> this section shall bear the following notation: <br /> <br />This resubdivision is approved subject ~o the <br />terms and conditions of section 33--35 of the <br />Code Of the City of Portsmouth and is subject <br />to the restrictions and requirements contained <br />therein. <br /> <br />VARIANCE STANDARDS <br /> <br />Upon application by a subdivider the Planning Commission may <br />vary the regulations prescribed by this Chapter to the end <br />that substantial justice be served and the public interest <br />secured where it finds that: <br /> <br />(a) extraordinary hardship may resul~ <br /> compliance with this Chapter; and <br /> <br />demonstrable hardship as distinguished from <br /> <br />~ORTSMOUTH SUBDIVISION ORDINANCE -- PAGE 21 <br /> <br /> <br />
