33--13 RESERVATION OF LAND <br /> <br />When a site for a proposed School, library, fire station, <br />park, playground or other public building or facility shown <br />in the comprehensive plan is located in whole or in part in a <br />propos~ subdivision~ reservation of ~uch area shall be <br />required. <br /> <br />Any reservation of land for public acquisition and use as <br />required by this provision shall be void if not executed <br />within ten (10) years from the date of recordation unless the <br />City council shall earlier release such reservation. <br /> <br />Required reservations shall not exceed twenty--five <br />percent of the total subdivision area unless the developer <br />agrees to reserve a higher percentage. The acquisition price <br />of such reserved sites shall be based upon the fair market <br />value of such site at the time of recordation and shall be an <br />express element of the subdivision agreement. The <br />subdivision shell also De retmDurs~d annually by the City for <br />such reservation at a rate of six (6) percent of the <br />acquisition price from the date of recordation until the date <br />of acquisition or release of the reserved land. <br /> <br />33--14 PRESERVATION OF NOTEWORTHY FEATURES <br /> <br />In all subdivisions, to the maximum degree reasonably <br />scenic points, trees and other desirable natural growths, <br /> <br />the final plat. <br /> <br />33--15 [RESERVED] <br /> <br />MINIMUM LAYOUT REQUIREMENTS <br /> <br />33-16 STREET AND BLOCK LAYOUT <br /> <br />Street and block layout shall conform to t~a most advan- <br />tageous development of adjoining areas, and the entire neigh-- <br />boyhood, and shall provide for %he following: <br /> <br />(a) Stree~ continuity of appropriate streets; <br /> <br />PORTSMOUTH SUBDIVISION ORDINANCE -- PAGE <br /> <br /> <br />
