Group home for adults upon the granting of a use permit <br />as provided in this chapter. <br /> <br /> Grouo home for children upon the granting of a use permit <br />as provided in this chapter. <br /> <br /> Halfway house upon the granting of a use permit as <br />provided in this chapter. <br /> <br /> Temporary residence facility upon the granting of a use <br />permit as provided in this chapter. <br /> <br />(vi) Reserved. <br /> <br />(vii) Subarea known as commercial. <br /> <br /> Ail the uses listed in ~40-70 (a) Commercial C-1 <br />District. <br /> <br /> Ail the uses listed in ~40-70 (b) Commercial C-1 District <br />upon the granting of a use permit as provided in this chapter. <br /> <br /> (b) Dimensional requirements in Downtown D-1 District <br />and Downtown D-2 District. <br /> <br /> (i) The total ground area covered by any new structure <br />in the commercial, residential and industrial subareas shall <br />not exceed seventy (70) per cent of the lot or parcel area. <br />No less than twenty (20) per cent of the lot or parcel area <br />shall remain landscaped open space exclusive of required <br />off-street parking, drying yards, and refuse storage space. <br /> <br /> (ii) There shall be no restrictions on total ground area <br />coverage in the mixed use and public subareas, except when one <br />or more abutting properties have front yards, a setback shall <br />be required equal to the average setback of abutting <br />properties; provided, however, exclusive residential uses <br />shall conform with the requirements set forth in subsection <br />(b) (i). <br /> <br /> No addition to an existing building, no accessory <br />building or structure may be erected when such construction <br />will increase the total ground coverage by all buildings or <br />will reduce the amount of landscaped open space so as to <br />exceed or further exceed the above-stated maximum or minimum. <br /> <br /> (iii) The Committee shall define setback requirements so <br />as not to violate the requirements set forth in subsection (b) <br />(i) and (ii). <br /> <br /> (iv) Off-street automobile parking: A space for this <br />function shall be provided as specified in 640-45 with the <br />following exceptions: <br /> <br /> <br />
