(g) A one hundred, more or less (100 ~) foot, <br />setback/buffer area shall be maintained between the <br />buildings in the residential parcel and the adjacent <br />Woodbine property owners. The existing wetlands area to the <br />rear of the property shall be preserved and not disturbed or <br />developed. The wetlands, park and buffer area noted herein <br />shall contain a total of approximately 6.36 ~ acres. <br /> <br /> (h) The residential area shall be developed as <br />low rise for sale units with an architectural style <br />compatible with the surrounding residential neighborhoods. <br /> <br /> (i) The shopping center on Parcel 1 shall be <br />designed and built as an "upscale" type center containing <br />not more than one hundred ten thousand (110,000) gross <br />leasable square feet and the uses permitted therein shall be <br />in accordance with the uses permitted under the above-noted <br />Development Agreement. The design and maintenance of the <br />shopping center shall be further restricted and controlled <br />as provided in the Development Agreement.. <br /> <br /> (j) In addition to the shopping center on Parcel <br />1, there may be a maximum of four (4) out parcels (each <br />containing one (1) acre or less) for restaurants, specialty <br />retail stores and service establishments as permitted under <br />the above-noted Development Agreement.
