luxury low-rise and townhouse condominiums <br />not to exceed eleven units per acre; or, in <br />the alternative, it shall consist exclusively <br />of detached single-family residences on indivi- <br />dual lots at a gross density of three units <br />per acre or less, with a minimum structure <br />size of 1,500 square feet aversge per resi- <br />dential lot; <br /> <br />(b) <br /> <br />The applicant shall obtain the approval of <br />the Planning Commission for its plan for <br />retention of existing trees and vegetation <br />prior to the approval of any subdivision <br />plat for development of detached single- <br />family housing; <br /> <br />(c) <br /> <br />Low-rise and townhouse condominium development <br />shall be subject to the Group Housing Project <br />Review procedure as set forth in Section 40-45 <br />of the Code of the City of Portsmouth. (Group <br />Housing Project Review shall not be required <br />for development of single-family residences on <br />individual lots.) <br /> <br /> 4. Except as noted above, the conditions contained in <br />Zoning Amendment Ordinance Z-85-21 applicable to parcel 2 <br />shall apply and continue to remain in full force and effect as <br />to parcel 2, as described in Paragraph 2 above. <br /> <br /> 5. That the boundaries of that portion of parcel 3 <br />originally defined in Ordinance No. 1985-40 and not affected <br />by the current ordinance are described as follows: <br /> <br />Beginning at a point on the River Pointe Parkway cul- <br />de-sac arc, then N54° 30'E, 125~' to a point; then <br />S64° 56' 20"W, 225+' to a point; then 195' along a 350' <br />radius arc to a poTnt; then N82° 46' 46"W, 225.0+' to <br />a point; then N50° 15'E, 155.0+' to a point; then N26° <br />00' 03"E, 335.00' to a point; Then N41° 13' 18"E, <br />200.00' to a point; then N07° 32' 01"E, 178.34' to a <br />point; then N55° 16' 59"E, 75.71' to a point; then <br />N60° 49' ll"E, 289.02' to a point; then N17° 06' 10"E, <br />224.42' to a point; then N06° 27' 13"E, 245.83'; to a <br />point on the southern right-of-way line of North <br />Beazley Way; then 132.0' along the 965.00' radius of <br />the North Beazley Way southern right-of-way line to <br />a point; then S82° 54' 19"E, 305.00' to a point, 'then <br />31.42' along the arc of a 20.00' radius to a point on <br />the western right-of-way line of River Pointe Parkway; <br />then S07° 05' 41"W 1563.81'; then 97.34' along the <br />arc of a 140.00' radius to a point; then 25+' along <br />the arc of a 140.00' radius to the point of beginning. <br /> <br /> <br />
