Site development pl,,,~ submission requirements. <br /> Site development plans shall be prepared and stamped by a professional engineer <br />or land surveyor licensed in the Commonwealth of Virginia. Such plans shall contain <br />elevations based upon City of Portsmouth data as furnished by the city engineer. <br />Unless the city engineer shall determine thai some deviation necessary to prevent <br />a demonstrable hardship upon the property owner is in the best interest of the <br />public safety, the site plan shall contain the following minimum requirements: <br /> <br /> (a) Topographic survey of existing conditions: <br /> <br /> (1) Both sides of adjoining streets with center line and curb and gutter <br /> elevations and slopes and height, width and thickness of paving. <br /> <br /> (2) Outfail for storm water to proper catch basins (indicate sizes and <br /> slopes of existing pipes). <br /> <br /> (3) Existing sanitary sewer facilities; size and location, inverts. <br /> <br /> (4) Location of proposed parking lot to the nearest street or streets and <br /> their names. <br /> <br /> (b) Boundary survey shall show the following: <br /> (1) Easements, ff any. <br /> <br /> (2) Ail monuments. <br /> <br /> (3) Metes and bounds description of proposed development setting forth <br /> the ownership of zone lot and adjacent properties. <br /> <br /> (c) Improvements: <br /> <br /> (1) Drainage computations from proposed development to proper pickup <br /> point. <br /> <br /> (2) Curb, gutter and sidewalk grades and elevations. <br /> (3) Elevation of finish floor or building. <br /> (4) Ail proposed elevations and slopes for grading. <br /> <br /> (5) Proposed connection with sanitary sewer with grades and <br /> computations. <br /> <br /> (6) Detail of curb and street pavement design. <br /> <br /> (7) Driveways shall be dimensioned and noted to be seven (7) inches, <br /> three thousand (3,000) pounds A.E. mixed from curb or existing road <br /> <br />124 ~ <br /> <br /> <br />
