Sec. 40-117. Speai~l yard setback requirements. <br /> <br /> The following special yard setback requirements shall apply along all lot lines <br />adjoining property which is included in any RS, RM, RT or Historic District and <br />whieh is actually occupied by single-family (attached or detached) or two-family <br />dwellings: <br /> <br /> The yard setback along such property lines shall be those applicable to the <br />adjoining property, regardless of whether the group housing project is in the same <br />district, and the yard setback requirements shall he modified as follows: <br /> <br /> (a) Each such yard setback when applied to a structure shall he increased by <br /> one (1) foot for each foot of height of such structure above thirty (35) <br /> feet; <br /> <br /> (b) Parking and loading areas shall not be allowed in such yard setback; <br /> <br /> (c) As a condition of approval of the group housing project, the applicant shall <br /> be deemed to have waived any right to seek a variance or special exception <br /> from the yard setback requirements along lot tines adjoining single-family <br /> property, as described in this section. <br /> <br />Sec. 40-118. Buffer requirements. <br /> <br /> A landscaped buffer meeting the requiremen*~s of Landscaping Group 2 shall be <br />established and maintained in the side and rear yard setbacks required for a group <br />housing project. <br /> <br />Sec. 40-119. Drainpipe requirements. <br /> <br /> All group housing projects shall comply with the off-site drainage requirements <br />of Section 33-33 of the City Code. <br /> <br />See. 40-120. Modifications of group housing use permits. <br /> <br /> The process for modification or change of an approved group housing use permit <br />shall be the same procedure required for approval of a group housing use permit. <br /> <br />114 <br /> <br /> <br />
